Well everywhere you drive you see for sale signs, but what you don't see a lot of is Sold signs. Why? There is one key factor....Competition.
That's right there are more and more homes and Real Estate agents and that means that the buyer has more and more choices and more people trying to get their attention. What does this mean to you if you are thinking of selling a home in Spokane or if you already have tried and it didn't sell.
There are 3 things that you can do to sell your home.
1. Condition - This is the way the home is decorate, staged, and cleaned. There is a big push for home staging and that is because it is the response to more competition. You have to make it leave a better impression. This is mostly the sellers responsibility and it is one of the few things a seller ca do to help their home sell.
2. Marketing - This means the Quantity and Quality of your advertising. If your home is not in enough places it will not get traffic, if it is in the right places but doens't look better than your competition then it may as well not be there. This is your agent's main responsibility.
3. Price - If 1 or 2 doesn't work you have to lower the price. For many agents and sellers who are not maximizing 1 and 2 this is the only choice but you are giving up dollars by using this option. Either you didn't stage the home right or you hired the wrong agent. Neither of options 1 and 2 cost much if any but option 3 does.
Do your homework before you hire an agent and don't make the common mistake many home sellers do. They pick and agent for the wrong reasons ( they were nice, they are a friend, or referral, they gave the highest price, they were the only one you interviewed).

Ross- Don't forget you need to make a great 1st impression with curb appeal, other wise all the work done inside may go unnoticed as they will go to the neighbors that caught their eye from the road with their fresh cut lawn and well cared for landscaping. Remember if it looks uncared for outside the potential buyer will almost automatically assume the inside is the same way.
