The following data are taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable at the time this report was published, but are not guaranteed.

  

7 homes sold in Solana Beach in February, 5 fewer than last month. Here are the details:

 

Single Family Homes Sold
3 (no change); 49 Days on Market; the Average Sales Price was $1,990,000 (down 5%); the Average Sales Price was 94% of original asking price.

Condos, Townhomes and Duplexes Sold
4 (down by 5); 19 Average Days on Market; Average Sales Price $1,318,500 (down 9%); the Average sales price was 98% of original asking price.

 

Overall sales volume for the Solana Beach housing market decline in February, with 5 fewer condo, townhome and duplex sales, but no change in the number of single family home sales. The average sales price for condos, townhomes and duplexes dropped compared to last month, as did the average list price for single family homes.

 

The single family homes averaged 49 days on the market, an increase from last month. Marketing time was shorter for condos, townhomes and duplexes in February. 3 of the 7 sales went pending in 8 days or less.

 

Sales prices ranged from $1,100,000 to $2,200,000. The median sales price of the condos, townhomes and duplexes in February was $1,274,500 (up 8%). The median for the single family homes was $2,100,000, up by 1%.

 

At the end of February 2022 there were 22 homes for sale in Solana Beach, 3 more than last month. Home prices range from $1,048,000 to $12,500,000.

 

Solana Beach has an inventory of 1.1 months for condos, townhomes and duplexes (down from 2 months last month), and 3.8 months for single family homes (up from 2 months last month), based on the rate of sales over the last 3 months.

Solana Beach remains a very strong seller’s market for condos, townhomes and duplexes, and is a strong seller's market for single family homes.

 

There was 1 Under Contract listing in February, the same as last month.

 

In February 16 new listings came on the Solana Beach real estate market, compared to 10 last month. Similarly the number of homes going pending (excluding homes that sold in February) increased from 5 to 9.

 

Because of the small number of sales in Solana Beach one cannot not draw firm conclusions about pricing, or other trends.
