Is it time to relist your home in Idaho?

Did you know there were 356 homes that expired since January 2022 in Ada County (Boise area) in Idaho?  There were another 3,416 more residential listings cancelled!  

Each has their own reason and story, but many of them were due to false expectations and not staying current with the changing market.  Some were do to agents thinking the market was so strong, they didn't have to actually market the house.  Others were due to poor negotiating skills causing offers to fall through and the seller getting frustrated.

If your property was one of these, I would love to talk to you in person and learn your story.

Some of the things that I do in my proprietary marketing plan include:

  • Extremely detailed pricing analysis (not just price per sq. ft.)
  • Written marketing plan so you know what to expect from me
  • A custom 2'x3' sign with photos of YOUR home inside and out.
  • Use QR codes like the one here to direct buyers directly to your home.
  • Use a unique URL to take buyer's directly to your home.
  • A 3D Interactive Matterport Tour so people can virtually walk through you home and check out the floor plan before they ever come see the home in person.
  • Professional photos including drone photos/video if applicable
  • Free Seller coverage limited home warranty
  • A "deal killer home inspection" looking for major issues before we ever list the home (looking for roof issues, bio-growth (mold), water intrusion, etc.)
  • Virtual staging if needed.
  • I also include additional documents online so potential buyers can review your Seller's Property Disclosure Form, CCR's and plat map at their convenience.
  • I write blog(s) about your specific home for added exposure.
  • I do social media posts including "boosted" posts in my marketing.
  • Much, much more!

Also, please consider the experience of your potential Realtor.

  •  Are they a lifetime Top Producer or just one in that past few boom years? (I got my lifetime award almost 15 years ago!)
  • Do they have decades (31 years) of licensed real estate experience?
  • Are they an agent; a team member; a Realtor; a Broker; or do they also own their own brokerage?  (I am the owner/broker of Progressive Realty Corp.)
  • Do they give back to the community? (I have been on the Board of Directors for Habitat For Humanity, Helping Hand, Wish Granters as well as our local and state real estate associations)
  • What is their real estate specific education?  (I am a national instructor for the National Association(s) of Realtors and Home Builders.

Good morning Jim,

Love your call to action post. 356 homes expired since January and 3,416 residential homes expired tells the story they were not marketed and priced right. False expectations was definitely at play as the market shifted and they did not. Love the detailed priority marketing plan you formulate. I'm sure there will be sellers who will call you if they are serious about selling.

Thanks Dorie Dillard Austin TX The expired and cancelled listings are from January 2022, but given that almost everything was selling at or above list price through mid 2022, it was surprising still.

The days of sticking a home in the MLS and waiting for offers is past.

Hello Jim - good luck.  This is a powerful message to move people.  Hopefully it will show those in Boise Idaho with an expired or otherwise off-the-market property once for sale that the real estate market is very much alive with anticipated activity.

Michael Jacobs there are a lot of buyer's sitting on the sidelines waiting for yet more change in the market.  One of my agents is having a new home built and has their existing home listed as "Coming Soon" as we prepare the pre-marketing materials.  In four days, he already has 113 agent views in the MLS and 13 buyers looking at the listing even before it gets syndicated. It is a beautiful newer home with over 3,400 sq. ft. 4 bed 2.5 bath and a 3 car garage priced at $899K.  I will be writing a blog about it tomorrow.

Listing with the right agent is the key to getting a home sold for top dollar!  A while back I was at lunch with some friends and their friend was troubled because her home was not selling as she thought it should.  I bit my lip and didn't say anything since I probably wouldn't be willing to take the listing anyways, haha.

Brian England great call.  I turned down a listing earlier this year since the seller wanted to price well above the market and isn't motivated.  I don't need to spend $1,000 plus to market their home only to try to get buyers off that listing since it wouldn't sell at their price.

That many expireds is a statement of overzealous sellers and agents not being able to properly explain the realty of the shift to their potential clients.  You detail a plan that is almost guaranteed to bring action.

Ed Silva I know too many agents that will take a listing at any price, since their phone will ring and bring them potential buyers.  I take my role seriously and if I am hired to help sell a home; that is my objective!  Not to use it as a bait and switch for other sales!

Jim, I was contacting these type listings for a while, but found I much prefer being the FIRST and only listing agent, and get it sold.   If they didn't sell, there is always a reason.
