Manchester NH Real Estate Market REPORT March 27, 2023.  The end of March is here and the Spring Real Estate Market continues to pick up. New Listings are increasing and The amount of buyers is still strong and steady. The newest trend though is homes under contract falling through. It cots money and time for both the Buyer and Seller. Mortgages once pre qualified now being denied. Appraisals coming in too low in some cases. Some buyers simply with Cold Feet. Then wild and crazy requests from home inspections when some buyers are waiving them again to get their offers accepted. 

A new trend we are seeing is that Prices are kind of all over the place. Some homes listed way to high and others actually listed way to low. Location and condition highly affect value. The good thing is that there are deals for buyers when you know where to look. There are also opportunities for Sellers to do very well as well. 

MANY ASK WHAT THE DIFFERENCE IS FROM ONE AGENT TO ANOTHER? As with a changing market, you will find an Agents experience matters the most. In brief the differences can be great. There are 12 add SINGLE FAMILY HOMES CLOSED this week.

There are 105 SINGLE FAMILY HOMES SOLD 1/1/23 TO 03/27/2023. The average SALE PRICE is $418,230. The average DAYS ON MARKET is 25.
