ok, here are the floor plans, one level at a time. First, ground level:
Here we see the storefront, then the ground floor of two living units, then the garage. Optionally, the storefront can be connected to the adjacent living unit by a door and purchased together as a "work-live" unit. Cool or what??
Next, the second level:
In the center units, you see the second story loft or "mezzanine" living area, with a portion open to below. On the end units, you are looking at the first living level. The building is wider at this point, so these units have about 100SF extra. And the street-front unit gets a balcony overhanging the sidewalk.
Now for the top floor:
Here you see the bedroom level of the end units -- and the incredible private roof decks they get!
Did I mention we are making this out of architectural block? That means minimal maintenance and low condo fees (under $200).
Did I mention how excited we are about this project? We have seen the units that can be had in the same price range (raw, under $150 per foot; finished, under $180 per foot), and they don't hold a candle to this!
The City of St Pete says this is just what the urban village is all about, and they'd be fine with our building them from one end of the District to the other! These will be built as soon as we have all of them spoken for. All the pieces are in place and the lender is ready to fund once the contracts are in place!
These will start at $193k for the smaller 1345 SF ground-floor units, "raw" or unfinished -- well within the reach of an urban professional!
