Definition of Foofoo according to the Urban Dictionary:  adjective; used to describe anything that is just a little too frilly, fancy or “upper crust”; (maybe a good example would be someone who buys a Gucci jacket for their dog or cat?)

 Many of my Active Rain friends who do not live or practice real estate in my market have asked what part of the greater Los Angeles area can be considered Foofoo? With that said, what price point would you consider being the “upper crust” of Los Angeles Real Estate?  I had a difficult time myself coming up with the price point, so I went with $50 Million and above to be considered the “upper crust” for Los Angeles Real Estate. My concern was not wanting to slight those who can afford $10 Million to $50 Million; maybe they can well afford more, but chose not to buy above the $50 Million threshold.

 So, with that said, I started my research and discovered that in Los Angeles, Beverly Hills, Bel Air, Brentwood, Hollywood Hills West, Pacific Palisades, Malibu and Santa Monica there are currently 248 active listings in the price point of $10 Million to $50 Million. 

 Hence, I decided to see what the inventory looked like north of $50 Million. Amazingly enough, those same areas show 25 listings between $52 Million and $225 Million.  I again narrowed the parameters further and next raised the price point to $70 Million. This gave me 11 listings currently on the market north of $70 Million and up to $225 million. I looked at where these homes are located, and what interesting results appeared. Four of the 11 homes were in the coveted Bel Air 90077 zip code; two in Beverly Hills post office and one in Beverly Hills proper for a total of three in the also coveted 90210 zip code.  One was in Hollywood Hills West in the Bird Streets section, the coveted 90069 zip code; leaving three in the 90265 coveted zip code of Malibu. 

 

Just for fun, please share with me in the comments below where you think the 3 most expensive homes out of the 11 are located.  Also, would you consider it a Foofoo area? This is awesome!  I would say that most of the people that can afford a $50M home are definitely foo foo, haha.  Although, I have seen plenty of foo foo from people that aren't even all that rich, haha.

Hi Endre... I don't think of "foo-foo" in terms of "expensive." I think of it in terms of pretentious, overdone, bougie. That being said, it's highly possible that homes in the $10+ million dollar range are overdone and pretentious... but as I've never seen homes like that, I couldn't say.

We have had luxury buyers but their taste in expensive doesn't always mean foo-foo. Some in the 10 Mil and up category actually looked more like poo-poo!

Hello Endre Barath, Jr. you are right, in my research too Malibu, Beverly Hills, Bel Air, Brentwood, Hollywood Hills, have the most expensive homes. Good to know the meaning of Foofoo.

Endre Barath, Jr. - Well isn't that interesting topic for discussion and thoughts to ponder? I'm definitely not the foofoo type. As for the "Gucci jacket" for the "dog or cat," I would not want to have my pets look better than I do on an ordinary day or any day.

Hi Endre- my definition of foo-foo is a bit different and has less to do with how much but more about how overdone. A home can be expensive and have not an ounce of foo=foo.

Interesting and I had to do some research too.  It stems from the word frou-frou which originated in 19th century Europe... here's the link

It definitely applies to "over the top" decoration and interior design.

What a fun topic! It's amazing there are 11 listings from $70 million - $225Million! I have to admit I don't equate "foo-foo" with "expensive" but homes that are way overdone with a style or things. I've seen some $600,000 homes that definitely fall into the category of "foo-f00" with WAY to many things in a certain style. I do think its fascinating you have 248 listings falling into the $10m - $50 million price range. Love the discussion and can just picture Michael Jacobs sitting in his skybox reading over the comments!
