This totally baffles me.  I have met on more than one occasion (investor's in particular) people who use more than one agent to try and find great deals.

Hello!!! If you are working with a licensed agent, who is active, and pay's for MLS....we can all see the same properties that fit your criteria!

What makes me more angry is when the customer says, "I already saw that property with another agent."

So, just a thought here, Why do you think another agent is going to find you a different property with the criteria you give me...OK, now, on occasion, you might have given me more info than you gave them...because I ask ALOT of QUESTIONS! So, I can find you EXACTLY what you want.

Are these agent's inactive "friends" or active part-time "friends", are they borrowing someone else's MLS...hope not, it's costly...or what?

Why do you need 3 agent's to find you what you want...HOW ABOUT THIS...FIND ONE GREAT AGENT AND YOU WON'T NEED THE OTHER TWO!

That's all I'm saying...I do not like this...do you my peer's and the rest of you?

couldn't agree with you more Karen...when I hear "I already saw that property with another agent." , I'm out of there.  I refuse to waste my time with disloyal buyers.

Actually I think that each paranoid schizoid buyer needs 5 realtors - one for each day of the week. What can I say...this type of buyer drives me mad. I did catch one, because the realtor who had just showed a house two hours ago called me to tell me ..hey your client saw the house again with another realtor...made him sign a buyer brokerage agreement a few hours ago.

Yeah, this is nevveerrrrr a good situation to find yourself in. Maybe NBC could do a show on real estate etiquette, and we could set a lot of people straight.

I know...however, I did meet two customer's who I won over and sold properties to later...They were looking for an agent who cared...was not aloof,  according to them wasn't "stoned"..whatever,  it worked for me, so you never know.

I guess if they use more than one agent...there is a reason...maybe they didn't like the first and second...not sure.

The problem is...until they meet someone they really trust, they keep moving on...that's when I capture them...I do care, I do a good job, and when we leave for the day...they trust me!

Although its true that we can all see the same properties if we search the mls using the same criteria and search at the same time, but if I check the mls for this client first thing in the morning and you check a little later in the day; you may find a new listing that I missed. Also I believe that most of the best agents specialize. An ibuyer may want to take advantage of my expertise in one area and yours in another; and why shouldnt he.

Ron,

That's not the point.  I set up daily searches for my customer's so the one's that happen to show up in the am, will show up on their email's at night when they get home from work. I don't limit myself to one area...I multi-task...so what-ever their need's, I can handle it.

Using multiple realtors doesn;t make sense UNLESS the buyer is looking for property in different geographical areas.

You are so right on about this...what's the point...unless we know of listing's not on the MLS...we can all see the same things...

THAT BEING SAID!...How about the sister-in-law with a license, who has it hung somewhere...and the fact that she does not belong to the MLS...and they just use you to find the place...even with a Brokerage agreement...is it worth the money???

I mean...the legal fee's...the $365. to file the complaint with FREC, would you recoup your losses...I think I'd rather walk away...I don't have time for the courts...

What say you?
