Sellers - You REALLY want to "Go It Alone"?

Denver is again seeing a strong Seller's real estate market with some homes only on the market for a day!    The signs go up, the frenzy of buyers setting showings, and the next thing you know, it is quiet.    The home went under contract.   Sellers are seeing this and think it must be so easy, they can do it.

Sounds like it is EASY PEASY to sell your home right?      Putting the sign in the ground, and allowing buyers to view a home are the easy parts.   Are you prepared for these items ---

  • Phone calls all day long asking questions about your home.
  • Are the Buyers touring your home pre-approved?
  • What listing price do you list your home for?
  • Are you ready to be home for all the showings?
  • Are your valuables secure?
  • Are you ready with the additional disclosure paperwork needed to sell a home?
  • Are you sure the person that wants to see your home isn't a burglar?

 

After a couple of days, you receive several contracts.   How do you know which offer is best for you?    Is it ONLY all about the dollar amount offered?    There are terms that Sellers always need to review and factor into the decision.

 

What happens when the appraisal is done, and it comes back UNDER the purchase price?   Do you know how to provide data to the appraiser to support the sales price?   REALTORS® can review the comparables to support a sales price both for the market as well as the appraiser. 

 

These are all items listing agents do for their Sellers to ensure seeing the highest and best offer.   A REALTOR also monitors the process with the title company, as well as the financing for the buyer.     In most cases, hiring a REALTOR® will give a Seller the opportunity for a higher sales price and a smoother closing.

Hi Joan,

The worst thing a seller can do is a FSBO!  Now that being said,  I sold three homes on my "own" as FSBOs.  But my brother-in-law owned a commercial brokerage, and he looked at all the paperwork and even had to get his lawyers involved during one of the transactions. 

Back in the '70s and '80s,  real estate contracts were only 2-4 pages. Knowing what I know today, I can't beleive I did what I did back then!

All potential sellers need to read your post!  It's important for listing agents to share what they do daily during the life of a listing, including listing procedures and expenses.  As many have already mentioned,  experience and  knowledge about contracts and forms  is  of great value. Thank you for your thought provoking post! 

The bottom line is "Many sellers don't know what they don't know."

Still, many sellers are successful at FSBO--it is risky though. I have a client trying to FSBO now in Georgia...I'm anxious to hear how it goes!

I totally agree with your post Joan Cox -- For Sale By Owners for the most part do not know about all the disclosures and commitment of time and energy that we as professionals offer them!  Everything is easy until you have an issue (problem). And let's face it, almost every deal in real estate "something happens" that has either never happened before or we have to be creative in our negotiation and/or communication with all parties to keep a real estate transaction from going south.  Thank you for this blog.  Every seller should read this information before trying it on their own.  And if they decide to "after-the-fact" -- then I wish them the best!

Diana Dahlberg you are SO right.   Every transaction has something these days, and you have to do back flips to keep them from going south.    Also, FSBOs don't know what could get them into court, with NO representation!
