I ran an experiment this week following a webinar my company hosted about AI and ChatGPT. Firstly it was a very good class, webinar with plenty of excellent information. It was also mentioned how this is going to be changing very rapidly.

Who knew that you can actually develop your own talking Avatar if you do not like to appear in videos. Yes, videos, with an avatar who speaks and looks just like you, or at the least the you that you have in your minds eye. Much younger and thinner for some like me. 

So, my experiment, I used ChatGPT to develop some topics for real estate, then took one of those and asked it for an article that was 400 words long on advice for first time home buyers, one of the suggested topics.

I then edited it, added some of my contact information and waited to see what the comments were like. Lots of praise for such a thorough list, which it was, I had been quite impressed. Not to wordy as I can be often when writing from my stream of consciousness about some subject.

But, I also learned you can create a script for a video using ChatGPT, then use www.ElevenLabs.io to create a voiceover, and then take that to www.Invideo.io or www.Synthesia.io to create an avatar speaking your words. Below is a video created using this system to talk about the Consumer Notice we are required to share with consumers when we first discuss real estate.

It is exciting to see what you can do, and to realize how quickly all this is going to change. How do you think you are going to use AI?

I think AI has lots of potential and I may use it to write the verbiage for my listings but I find it very bland in blog posts and will pass on by if I think it's all AI.

Hi Nick- Like all tools, it depends on the user and how it is used. I think that if you do as you did...edit it and add your own words, it can certainly help. 

I went to the link and saw your post which I did comment on. I have to admit that I was thrown because the words were highlighted. It didn't look "real" to me. 

And the video- interesting but I guess I'm old...I'm not a big fan of faux animated characters.

I've been fooling around a little with ChatGPT and Bard. So far I'm not a fan. Too much incorrect information and the output is boring/bland.

That being said, it's been helpful finding recipes! Rather than slogging through 20 different recipes looking for one I have ingredients for, I can say, "I need a mexican themed appetizer that is not fried and does not contain such-and-such an ingredient". And I can also say, trying a few of the recipes, they appear to be real recipes!

Kat Palmiotti It looks like you've found the best use for AI. I agree - the copy is flat and bland. It's good for ideas, but whatever it writes needs to be heavily edited/changed.

I remember seeing it and it seemed like more of a generic post than you would normally write but I didn't think too much into it, haha.  If "whilst" wasn't used, then that is kind of a dead giveaway that you might not have written it, right Michael Jacobs

Michael Jacobs whilst it continues it keeps changing sometimes daily.

Patricia Feager, MBA, CRS, GRI,MRP we have to play with these things even if we don't really want to use them, so we know what they can do.

Nancy Pav it was a matter of seeing what it can do, I think it is useful for a lot of things, but we also need to bring our own voice as well.

Kathy Streib I discovered that I can remove the highlighting which I did not realize at first, and then editing it helps, it provides a useful outline. As you said, like any tool we have to experiment and see what works and what doesn't and it will keep changing.

Brian England whilst reading your post I realized that it did not have my voice and it provides a decent outline, but then needs expanding with my own words to have a better impact. But, imagine, how you can use it to outline a newsletter and then fill in with your own words.

Hi, Nick. Talk about AI writing; here's my two-cent.

We all know that new technology has its perks and drawbacks, but when it comes to my writing world, I've found that Grammarly and ProwritingAid have been pretty helpful.

Not going to lie, they make some "suggestions" here and there, but they can't replace the tone I use in my writing. Specifically, ProwritingAid helps me identify where I need improvement, pushing me to use more active words, especially in nonfiction pieces.

Don't get me wrong, these AI tools are excellent for helping us improve the quality of our writing, but they'll never replace the unique voice and style we establish with our own words.

I did play around with Chat GPT a few weeks ago. It spit out a list of topics for me, which was useful. The writing, however, is not something I'd want under my name.

Hi Nick,

I appreciate the video and the post you created.  It is amazing, but I am very leary of those who may use this for no good.  You can not tell if the video is fake or real.  It is very scary.

Hannah Williams yes it did say someone else's name, he created the video, he was the instructor on our company class last week.

Ed Silva and Aura Alex I think it can be useful to overcome writers block or get ideas and then write your own post. It also still has to be checked for authenticity as it does make mistakes.

Marte Cliff I think the topic suggestions are good and maybe just getting you started on a post can be helpful too.

Sheri Sperry - MCNE® there are so many different voices and avatars you can use, to me she looks a little stiff, but a good idea if you do not like being in front of the camera and want to post a video about a subject.
