In our area of expertise in dealing with waterfront property we often have hazarous conditions to contend with.

I am curious to the extent of disclosure people use when dealing with erosion, flooding potential, tsunami zones etc.

 

I usually declair these conditions in an offer and include any exsisting available reports. I also advise clients to seek a proffessional for review and inspections.

 

Is there anything else you do?

What do you do in a dual agency situation when a buyer requests nothing to be written in the contract for fear of it triggering financing issues...they did rely on a 15 year old report....
