Paul Sobwick from  www.TRACauctions.com will be my guest. You might remember that Paul, he's the good looking one, auctioned my Historic Church Are You Waiting for Success?  last year along with many other properties.

Paul and I  will be discussing Accelerated Marketing ... how  properties are sold by giving  sellers yet another option. TRAC - The Realtor's(r) Auction Company - allows all the auction benefits (no commission, no closing costs, "as is", 30 day settlement) while allowing the real estate agent to stay involved to guide the seller to a smooth closing.

Margaret, if a property is auctioned with no commission, no closing costs, as-is, why would a Realtor be involved? Is the property owner paying a fee to the listing agent and we're talking about just the buyer paying no commission? I am confused on how the Buyer agent Realtor side gets paid here. Or is there no buyer representation?

Gary, Just the oposite. At  auction, the buyer is paying the premium.

Sounds great, Margaret. I'l try to be there - would love to undertsand more about this option. I have not had sellers express interest, but a number of buyers have asked if buyig a home through auction is a good idea, etc.

You mean he won't hold the services early for the radio show? You could listen on your cell if you had internet connectivity and an earpiece. If possible I would do the show at 1pm just for you!! I record them but just on audio tapes.

Aloha Margaret - I heard the entire show.  I had to run to a meeting immediately after, so I did not get a chance to leave a comment. 

It was educational.  There was a company who tried to do an auction in Honolulu, similar to what was described on your show.  They failed miserably.  Not one sold out of 15 to 18 homes.  There were some angry buyers, who thought they won bids on the 4 or so properties that actually got bids.  They later found out there was an undisclosed upset price and the sellers rejected their offers.  I am sure it could have been handled much better and would have had different results.

One of the complaints I heard from real estate agents was, that their listings that were entered in the auction had the listing agents signs immediately removed from the properties and replaced with the auction companies signs. (Not winning friends with those agents)  The other mistake they made was they charged real estate agents $50 to attend, missing an opportunity get many of us there to educate us on their process and to bring in a larger crowd. 

It was a first attempt, hopefully they learned from that experience.

Randy,Thanks for listening to the show.  I thought Paul was an excellent guest! That company that you mentioned was destined to fail.

TRAC encourages the real estate agents to participate. Our goal is to sell propeties and this is a good option to offer.
