You are on target with these very helpful suggestions to the typical homeowner. I could not agree with you more about the costs of title insurance. Unfortunately, title insurance companies charge whatever they get by with and most people don't know that their fees are negotiable.
I would take this a step further and say that real estate agents and brokers should negotiate in advance the fees with the title company they like to use. This will save their buyers and sellers tons of money. It amazes me that most do not!
