Braemar Property Value Report: Arista Series (May-June2008)

For those of you living in a Brookfield Arista Series home, this Braemar Property Value Report is compiled for you.

How do you know if you are in an Arista Series Home?  Your large, single family home, is the floor plan of a Canterbury, Buckingham or Allister.  If you're not sure, get in touch me with and I'll let you know.

There was only one sale of an Arista Series home in the last two months.  As the market has slowed, so have the resales of these large home.

The last sale recorded was on May 15th.  It was a Canterbury with 4 bedrooms, 3.5 bathrooms.  the final list price settled at $450,000, after lowering its price several times in the 406 days it spent on the market.  It was then that the home found a buyer that paid $455,000.  The sellers gave the buyer a $15,000 closing cost credit, making the net sales price $440,000.

Sadly, this home could have received a much higher sale price if the owners had been more realistic with their asking price a year prior.  The average sales price one year ago was $600,000 for an Arista Series home.  That a 24% decrease in value in one year!

What does this teach us?  It pays to hire a Realtor that is realistic about market price.  That KNOWS the market prices and trends.  Hiring someone that tells you what you want to hear can cost you thousands.
