Over the years of listing presentations, and Free CMA's, it was not uncommon to walk the home with the seller, and reconcile pricing with the current state of the home.  If the home needed tips on improving the sales price, or for selling quickly it would be done at that time.  Tips on staging, paint, carpet, thinning out etc...were greatly appreciated.  These items would be usually completed prior to listing a home.  Then things changed.  In the last few years with the flood of new agents in every ones market, sellers were less loyal, and would list with someone else.  It became very competitive, and a lot less predictable. The sellers were simply using the agent for free tips literally, and then would list with a deep discount no service company.  Gee, don't you hate that feeling of being used? So instead of a one step listing, a few agent friends of mine have mentioned they are going back to a 2 step listing presentation.  Where the first trip is strictly information gathering and bonding, and the second step listing, and making recommendations to improve the chances of selling. and home appeal.  What are your thoughts?

It is best to give those tips right there the first time after you have taken a tour of the home.

Most sellers are impatient and if I can get them to sign at that first appointment I do.  As we walk through the house I make notations and as the sellers ask questions I write them down and let them know we will go through everything during the final phase of our meeting.  We then get back to the kitchen or living room and sit down.  I give them my price opinion, my marketing plan, etc.  Then when their questions start, I ask them what they are looking for in a Realtor.  I continue to steer them into what their decision will be, me or are they still looking.  Once they say me we sign the contract and go over what changes I would recommend for the best possible showing.

Sometimes I have to deviate, I don't want a seller to think I wont answer any of their staging/decorating questions.  I also make certain not to give away the milk until the cow is under contract :)

Thanks!  That is what we do.  We try to keep it one appointment, and not give too much away...talking more about issues in generality, as opposed to specifics.

"You might want to change the paint color of the hall bath.  Part of what I do as your listing agent is take a good look and discuss in detail things like that which may improve how we present your home."

Give a sample taste.  Offer the promise of the whole dish.

Exactly!  All of marketing is an enticement, a tease, a whetting of the appetite. We cannot give all our information at once.  They will not need us.

Those that are determined to take advantage of you will do it whether you have one appointment or two. Those aren't the people you want to work with anyway.

Some markets will allow that some wont but if you are in one I think it will keep clients loyal to you not just for this transaction but for many more to come.

We still give the tips.  I really do not care to work with those that abuse us anyway.

I agree that we shouldn't give any tips until agreements are signed.   It is hard not to give tips when asked, but I have experienced that you give your knowledge and they do all the things you told them and list with someone else.

Jim,  I'd say give it one good shot and ask the question.  Time management being what it is, it may be difficult to do the 2 part effectively.
