Interior Mildew

The area that mildew is found indoors is most frequently in the bathrooms, Kitchen, basement, and any other areas of the home that is prone to high humidity. You'll also have it show up in areas that have poor air circulation, such as behind furniture that are up against an exterior wall, in closets, and in closed off rooms. You can have mildew form when the relative humidity of the air neat any surface that exceeds 70%. This can very will happen when warm air near the ceiling starts cooling as it flows down that cooler wall surfaces.

The relative humidity of 70F air, rises from 40% to 70% when it has cooled to about 52F. Thermal bridges that have lead to hot spot areas outside create cold spots inside the home where the mildew can form.

In the summer, water vapor from warm, humid air entering the crawl spaces and basements that the rooms above are air conditiond just may condense on cooler joists and subflooring, and could creat very good conditions for mildew, just as well you could start seeing mold, stain, and even wood decay.

One HUGE culprit I see for creating great conditions for mildew is undersized and inefficient bathroom fans.  Even in new homes, fans that just barely meet code can't keep up with the moisture generated by showers.  Add to this that most homeowners don't let fans run for a while after they leave the bathroom, you have a near perfect recipe for mold and mildew.

Hi Dale - this is an excellent series for all of us.  I live in the desert the temp was about 115 today, I think our humidity was minus 10.  :)  But we even have mold here - it amazes me.

You are 100% right. That having a undersized bathroom fan, and not leting it run long enough after taken showers. You can have a recipe for mildew and mold.

The really insideous part about it is that once you get those buggers growing in the sheetrock in a space like a bathroom, they are really hard to get rid of.  This is part of the reason I am suggesting to clients that they use the new paperless drywall in 'damp' locations...   Hmmm....  That sounds like a whole blog post in and of itself...

Dale - We were at my son's house over the Fourth of July - The Texas Coast. You talk about humidity, we felt wet the whole time. I did notice a musty smell when we walked in. He usually leaves the A/C running when he leaves but his wife turned it off the previous weekend . This being a weekend place and doesn't get visited every weekend they try to control moisture by leaving the AC on to circulate the air. Everything gets mildew and mold around the water in a hurry.
