Good Morning AR,

I originally posted this within a thread of one of my favorite AR'ers and he recommended I do it in it's own Blog so that it wouldn't get lost in the shuffle. The original Post was place in: http://activerain.com/blogsview/57023/RANT-Why-a-REALTOR; :).

EBay is a powerful tool IF you can weed your way through the forest of "How-To" articles. Below should make your journey a whole lot easier and I'd love to hear how it's going (before and after) and I also think it would be great to have other AR'ers share their unique marketing ideas.

=================================================================

Well --- I have to say that I've spent the past 5 hours (Good Thing I had a down day to do it) trying to wade through the Ebay "How To" Ocean and wanted to post this so that anyone else attempting to post a "Classified Ad" can do it with complete EASE!!!!!!!!

My mission was to offer my Real Estate services in and around Spencer County Indiana. This includes Santa Claus, Dale, Ferdinand, Jasper, Saint Meinrad, Lincoln City and many more, in a place I knew reaches people. Christmas Lake Villlage in Santa Claus Indiana and my company American Dream Realty simply don't have enough internet presence. Using Ebay should help and I hope you can put it to good use too.

Go To My Auction - My Username on EBay is indianaflats!
The Link is below and scroll down to the bottom and click "Sell Like Item".

10:24 PM:  ADDING TO: What this does is copies my classified ad (the basics of it) and you can customize it with YOUR information.

(If you have an Ebay account or be sure and register first):
http://cgi.ebay.com/ws/eBayISAPI.dll?ViewItem&item=120097895698

What I had to go through to get My AD in the proper place was enough to cause me to crack a beer at 6pm. :) And what's funny is that Super Seasoned Ebayers could not find the solution either, so that made me feel better.

There are how-to articles up the wazoo but none tell you HOW to post the classified and if you trust the Live Operator and just post it and state IN your Post that this is just an ad --- you'll be fine lol YAH RIGHT!

After logging in today I found that I had a bid on my "Ad" so I went into the Ebay Forums to seek input and this was when I found out that the way my ad was posted was actually a listing violation. Now I would not have gotton into trouble but I could have lost the listing fee's had I just ignored it and got caught. So I went in and cancelled the bid (emailed the bidder to explain) and then cancelled the auction and well - that is when my 5 hour search (torture) began.

I had numerous Ebayers running in circles too; it wasn't just me!

So anyway --- again, for anyone wanting to post a Classified AD on Ebay:
http://cgi.ebay.com/ws/eBayISAPI.dll?ViewItem&item=120097895698

The Ad will run for 30 days for $9.95 (You can run them longer if you wish) and I added some extras like shading, borders and bold text. For a 30 day ad it ran me $19.95 --- Way cheaper than a newspaper and definitely cheaper than a lead company :).

Now I'm off going to enjoy some casual internet time!

Oh and PS: If you need a template; bookmark this link as there are MANY and they're all free.
http://forums.ebay.com/db2/thread.jspa?threadID=1000377149 ; You can always use the one I chose but if you want something else, this is the best place to look. If you need some help with the html coding --- just let me know and I'll do what I can (And No - I'm not going to charge you :) --- Isn't that what colleagues are for?)

6 Comments on Utilizing EBAY - DeCoding and Posting in The CLASSIFIEDs

WOW!  Thank you so much for sharing.  I know this has been the topic of many blogs lately, so there is a large group of agents that you're helping out here.   It's awesome of you not only to have taken so much time to figure out how to do it right, but also to let all of us know.  Many thanks!

Jim and Maria:

You are VERY welcome. I just knew that if I, along with more than 20 Ebayers (Ebayers who have 400 or more feedback on their posting ID's which means they've been active members for years) had such a hard time figuring it out; lord knows what the general population was going through.

Sharing is something I believe to be the duty of all human beings; to keep all the good info and knowledge to ourselves is simply selfish and not very professional. In my opinion, if more "Realtors" could find a way to work together --- there is enough pie on this planet for everyone to have a piece and I for one intend to be one who not only preaches this but practices it as well.

Have a wonderful day and be sure to post a link to your Ad when you get it done (I love seeing what others create).

Update and More Ebay Classified Ad Methods:

I guess I started something over at Ebay because other Ebay folks are finding numerous ways to get their ads posted and I am going to share those methods with you (which one you use will be your choice; they all have the same desired result --- Your Classified Ad live on Ebay).

1. Method I posted above about scrolling down and clicking "Sell Like Item" to use another Ebayer's general classified ad set up.

2. Log-In to "Your Ebay" (My Ebay) and click on Sell --- choosing category: Everything Else then Sub Category: Advice and Instruction and then one of the 4 sub-sub categories.

3. Log-In to "Your Ebay" (My Ebay) and click on Sell --- when you get to the sell screen look at the VERY TOP where it says "List Using The Original Sell Your Item Form" and click that.

This is what you should see:

How would you like to sell your item?
a. Online Auction - Allow bidding or offer a Buy it Now price.
b. Fixed Price - Let buyers purchase your item at a set price.
c. List a Classified Ad - (formerly Ad Format) Post an ad to generate leads for items, services or real estate that you are selling. List a Classified ad with the new version of the Sell Your Item form.

Honestly -- the First and Third options are the easiest but all Three (3) will work.

Did the ebayers tell you that you were properly classified?  Ebay Real Estate classifieds run from $150 on up.  You could get busted for fee circumvention.

Renee,

Nothing would cause me to get busted for anything - it is a 100% Ebay Supported Classified Ad Program. I am not selling a property (otherwise yes, I would be posting it in the Real Estate Section and would be paying from $109 - 350 from what I saw), but I'm only posting ad Ad that introduces me as an agent serving "my area".

I am properly classified!

Edited to quote exact EBAY Terminology when you go to post your classified ad:

"Quote" This is what you WILL see:

How would you like to sell your item?
a. Online Auction - Allow bidding or offer a Buy it Now price.
b. Fixed Price - Let buyers purchase your item at a set price.
c. List a Classified Ad - (formerly Ad Format) Post an ad to generate leads for items, services or real estate that you are selling. List a Classified ad with the new version of the Sell Your Item form.

EBay clearly states that you can list a classified ad to generate leads for services or real estate that I am selling. It's a lead generation ad, legit and a more affordable option; especially for Rookies.

Thank you for your comments though.

UPDATE:

Well folks, it's been 4 Days now since I posted my Classifed Ad on Ebay and I've had 40 visitors and have 2 watchers. I still have 26 days left for my $20 investment and based on the current stats that's an average of 10 visitors per day.

So if we figure it on 30 days that = 300 Potential Visitors to my little 'ole Classified Ad; I'd say that's not too shabby. Oh then we could ...

$20 / 300 Visitors  = around .06 cents per visitor (round it up to .07 cents)

I just can't find fault with that ROI, what do you think and has anyone else given it a try yet?
