• You owe more than what your home is worth. 
• You cannot make your payment due to hardship. 
• Your loan is adjusting and you know you will not be able to make that additional payment? 
• You are a First time home buyer needing more information on what to do before you buy?
• You are a renter - maybe you find yourself in the middle of your landlord's foreclosure?
• You are a senior citizen finding yourself in mortgage trouble or want to find out how to stay out of trouble?

Call this number:  800-569-4287 (for HUD approved / non-profit organization that is there to help you by referring you to the proper counseling agency in your area).

 Also, remember to always check with your lender(s) and see if there is a workout plan that they can offer you. 

These steps are important to do BEFORE you get an agent involved.  Make sure you have exhausted all your options with your lender and/or received HUD approved counseling -- so that you know that you have explored all of your options.  Beware! All of this could end up with you having to do a short sale.  I am just suggesting that you do your homework first to be sure short sale is your only option.
