Are you looking to move to Evanston, Illinois?  If so, you might be able to utilize the city's first time homebuyer program.  The program in 2008 is one of city's best programs ever!  This program allows you to purchase more home with lower payments and with the security of a fixed rate mortgage.

To be eligible for the program you must either be a Evanston resident for at least six months prior to obtaining the mortgage or work in Evanston for the past six months with a local company or branch.

You must also be classified as a first time homebuyer.  A first time homebuyer is someone who has not owned a home in the past three years.

You can get into your home with as little as a 1.5% down payment with a gift:)

Another benefit of the program is that the second mortgage used to help purchase your home will have no payments for five years and no interest over the life of the loan (30 years).  Nice!
