These numbers encompass all residential listings in the Omaha Area Board of Realtors Great Plains Multiple Listing Service.
Absorption rate is the amount of time it would take for all of the current properties for sale to be sold, or absorbed into the market, assuming that no additional properties are put on the market. At the moment there is a 7.93 month supply of homes available. This is the second consecutive month that the adsorption rate has gone up (Omaha Real Estate Market - May, 2008) which is unusual this early in the year.
While the number of closed sales increased, the number of accepted offers plummeted. At the same time the number of homes for sale continues to multiple as is typical for the time of year in Omaha.
