Green ECO Communities

 

Green is the new "gold".  Have you heard that lately in real estate? I have several times, and it is not going anywhere.  I ran across this new website that lists Green communities in the US by state.  The problem is that there are not alot of eco-friendly communties out there yet!  I am sure that will change over the next few years.

I really like the concept of this site, as it has alot of marketing possibilities not to mention if you do a search on the internet for green communities, there are hardly any sites that list communities, but this one does.

In addition, it lists green builders, and developers in the US.  I would love to get your feedback on this type of site, as well as markeitng ideas..

Thanks for the Green community web site.

 

I'm sure we will see more of them soon. People are just begining to realize how important green living is.

 

Thanks for bring the subject up. I will watch the post for community posts not only as an agent but potential buyer.

This is definitely a growing trend that is long overdue.  There is so much good that come out of making our homes and communities eco-friendly.  This blog and upcoming website will become a valuable tool for REALTORS who are on the cutting edge of this industry.  It's nice to see that this is not limited to just the wealthy; that there are affordable communities being developed addressing the need to "go green" for every walk of life.  I hope this endeavor is successful for you Ty (and Sandy!).

Thank you for the kind words! Yes, the site will be a first of it's kind, so hopefully we can get some national recognition and allow developments to list their green community.  It only makes sense that there is a website "community" advertising "green communities".  Please keep tabs on us, the new website is just weeks away from rolling out!

I appreciated your comments!  Your blog and website are great!  It seems you have found a home in Lake Norman, it is a beautiful place from what I hear.  Yes, one day (Soon) we will have a list of green communities in North Carolina, in fact we are researching them now!  If you have any ideas or suggestions on NC Green Communities, please let me know.  Our new website will be live in about 3 weeks, so please stay tuned, it is going to be fantastic!

Ty, thanks for the list of "Green" communities!  I love hearing about sustainable living--from the smallest of culdesac community's sharing resources to full net zero neighborhoods. 

From time to time, I still hear subdivisons tout themselves as "Green" with an energy-efficient furnace and one solar panel.  One step inside and the smell of fresh paint and formeldehyde cry sick building syndrome.  I wish people would catch on to the idea of marketing properties as having "green" features/upgrades and not misrepresenting them as true "green" homes. 

Without third party verification (Certifications, Built Green, LEEDS, Energy Star) real estate agents, FSBO's, and salesmen alike should avoid labeling their listing as "green", "healthy", or "energy-efficient".  Instead of claiming your listing to be a "healthy" home...try something along the lines of "...this home's healthier features include waterbased finishes, a whole house fresh air ventilation system, free of wood & tobacco smoke...".  Protect youself and the seller by making sure the features are indeed healthier, get manufactures info/certification, and always use full disclosure with any buyer. 

Personally, I believe that most "green washing" is unintentional.  It's easy to misrepresent your homes shade of green when you have no real understnading of sustainable building. I had an agent tell me the other day that she was embarrassed by how little she knew about resource efficient homes and that she didn't really know of any green features other than--hardwood floors and VOC Paint...of course these features aren't green at all.  I had to explain to her that hardwoods are not sustainably harvested (unless manufactured from FSC certified lumber) and that it's atually no VOC paints that are healthiest (no volitale compounds/off gas emissions). 

Anyway...good to see fellow stewards of the earth sharing and educating.  I look forward to more posts :-)

Hey Ty, here is a new green house in McLean VA that I think you will appreciate.  Hopefully examples like this will catch on with local builders and we will start seeing green communities crop up more and more.
