A tip for Sellers -- A FAST, SUREFIRE way to sell your house

Although I'm an EBA -- Exclusive Buyers Agent -- I am fully licensed to practice real estate and I'm NOT "excluded" from representing sellers.  I just like working with buyers . . . exclusively!

With that "disclaimer" I truly want to give Sellers a tip on how to sell their home.  This tip also works for the Sellers' agents, since they are the Sellers' fiduciary.

Here's the tip: 

Go on vacation!

I'm serious!  Just leave . . . NOW!  You'll have an offer in no time!

Is it just me, but whenever I have an offer to present, the Sellers are out of the country, or driving cross country, or had an unexpected family event . . . their cell phones are off, the hotel where they're staying doesn't have a fax machine . . .

The property was listed for over four months.  But, just when my clients want to make an offer . . . the sellers are on vacation, and can't be contacted.

Same is true of their agent.  "In observance of the 4th of July weekend, our offices will be closed."

I used to think, when I was new to this business, that it was some scheme just to stretch out our offer, to see if anything else would come in.

But, I realized I can have my "conspiracy theories" all I want, although it seems that it doesn't apply to my real estate practice. 

Like the one time I had buyers who wanted to make an offer on a property that had been listed since July.  It was December 31st!  First of all, who goes out at this time of the year?  I felt sure there would be no other offers . . . but there was.  And of course, the sellers were out of town!

Maybe it's just that I write up offers around holidays?!?

But I do think that if Sellers want to have their property sold, they should leave for a good two weeks, probably to the Amazon jungle, or other remote place.  Offers will POUR in!

And agents too!  You want your listing to sell, go to the beach, or your cabin, or any other place that I can't get a hold of you.  I'll sell your listing in no time flat!

This holds true for me too.  I left for a two week vacation, and had to "refer" two buyers!

Bottom line . . . if you want your business to pick up . . . go fishin' or scuba diving off the coast of Madrid, or any other fun place that doesn't receive a cell transmission!

Also have your sellers go out of town and don't forget to NOT get their contact phone numbers!  You'll have offer galore -- just 'cause you won't be able to reach them!

I'm sure there's some Murphy's Law to this.

This ALWAYS happens to me too!  Every time I leave for vacation, I get a house under contract or a personal home will sell!  Weird how it works...but it does :)

     That is pretty funny how that works huh.  I have heard this more than once lately.  It is just unbelievable to me how many people seem to always be on vacation, etc, etc.  But, eventually they come home right?

Ha, funny, got some clients I represent on the buyers side, guess what, they're on vacation, I'm here working the contract.  I'm going to Ireland the end of the month for a wedding, hopefully I'll have offers on my listing to deal with when I get back.   LOL

Darn that murphy's law!  It will get you every time!  I hate having deals during the holidays - the inspectors aren't available -- if you need an estimate on a repair -- good luck -- it is quite a challenge -- oh yes, and we have some formidable snow storms (nor easters) to contend with in the winter!

I hear ya. This was a fun post to read. I agree that contracts seem to come in at the most inconvenient time. Crazy.
