You might be surprised by the answer, but in today's market, it is actually really easy to find the right (sellable) asking price for your home.
I do not how it is in different parts of Florida, but here in Pinellas county St. Petersburg we have enough comparable sales to give you an educated opinion on your property value. Unfortunately reality is not always pretty and a lot of home owners are surprised of how much the property values have come down. Sorry guys, but if you are serious about selling, you need to accept the new reality.
If there was a foreclosure in your neighborhood, or a short sale, or a fire sale, and you think these homes or condos sold under market value, well, they are your comparable now and the bank's appraiser will take them into consideration. I know that you do not like this but there is no way around it.
I wish there was a good way to sugar coat it, but there really isn't, and you deserve my honest opinion.. You have two choices, accept this reality now and price your home fair right from the start, or price it too high, loose time, loose buyers, get frustrated, change Realtors loose more time and loose more value by the day.
