Today I attended an appraisal of one of my listings.  It was that little cutie in Bonita Fairways.  The condo complex is really called Rosewood Pointe, but it is next to and confused with another condo complex called Bermuda Links.  People think they're one and the same, even me at first. 

I met the appraiser at the home today we spoke a bit about how the Bonita Springs real estate market was.  You know, the usual chit chat.  She has actually been busy.  It's not a deluge, but consistant.  I shared with her that I had activity, too.  She then explained to me that she has a lot of directory listings and a website and most of her work is attributed to those sources.  Then I volunteered that I have a fair amount of web presence and I'm busier than most.  We both agreed we were busy and hear our share of "others" complaining about how slow it is.  Even though we are still active with our fields.

Bonita Springs directionsIs it ironic that we would share both a web presence and steady work?  Is it just that we are lucky to be in the market in Bonita Springs?  Am I the most spectalular Bonita Springs Realtor?  (be nice) Nah!  We all know the Internet  is King.  Fortunately, your competition likely doesn't understand the Internet or strive to figure out how to make it work for them.  Now, imagine, just imagine the average sale price of a home in YOUR CITY.  What is the commission on an average sale?  What is the referral on that commission - just the referral - in the event you don't specialize in that area, it's too far, you're too busy to handle it, you're on the way out the door for a vacation?  Frankly, you can't afford to not market yourself on the internet.  Hopefully you didn't have to pick just one way to market yourself. 

Back in the day, I was like many people that didnt' "get it".  I had a website, but when I searched for "Bonita Springs Florida Real Estate"  I was nowhere to be found.  The number one position on the SERP was an agent, not in Bonita Springs Florida, but 80 miles away.  Eighty miles.  How did she do it?  How can I do it?  That was Several years ago.  Fate was on my side.  I ended up doing a "half-gainer" down a flight of stairs.  Nothing but me, a bed and a laptop for a long time - oh, and the realization that the Internet is where it's at.

For those of you who may be new to this game, take heed.  My example: Bermuda Links at Bonita Fairways has 31 active listings, 2 pending listings, the last closing was in November of '06.  Those statistics are staggering, in my humble opinion.  If you're not blogging your real estate business and making your local info,listings and community information available to the buying public, they'll find it somewhere else.  Period.  What's the worst that can happen?  Maybe that buyer will take a print out of YOUR listing and hand it to THEIR buyer agent and ask to see it. 

Hmmm.  The task looked daunting but it looks like it is possible to find your way to the top of the heap of 31 active listings after all.  I should also interject that this listing was a referral from an agent that found me on the Internet, too.

All true. Yesterday I was trying to find the cell number for someone in my office, so I Googled his name. Nothing. Well, there were 4 broken links to bad directories with wrong information. This agent is a great guy, super careful, knowledgeable, and ethical - but not findable on the web. I need to tell him (again) to get on Active Rain!  And then maybe we can even talk about his getting a website :)

I did not have the buyer.  I marketed this property and priced it well enough for the buyer to find it and ask their agent to see it.

That is what I figured... In that case I'd say NO your Internet presence did not have anything to do with the sale other then sparking interest in the complex.  With 31 units to choose from any buyer or agent with half a brain will compare several and make a decision.. Internet or not, if the price was high they would have selected a better value.

That's the beauty of the buyer finding it, be it print , Internet or me wearing a sandwich board walking up and down the street with an add on my back.  Half a brain or not, I have received inquiries & (sold listings) from more than my share of buyers who are loyal to their agents, find my listings and take the information to their agent. 

I've had my share with a whole brain too -  that buy another listing.  :)

Good post and I agree with your assessment that the internet is currently the king of marketing.  

We have several agents in the office that used to have websites and dropped them because they never brought them traffic.  They had template sites right out of the box, never changed them, and wondered why they didn't perform. 

We have another couple of agents with sites that bring them no business but they keep them because they feel they need to be able to tell clients they have a website.

Our broker's site has a URL that is a popular search term, and he has back links from the chamber of commerce and several other places.  It does provide him some business but not as much as it could if it was optimized.  None of the agents in my office are really utilizing the web for what it is worth.

There is another office in town where several agents use Advanced Access websites and they pay to have their sites optimized for the web and search engines.  I am sure it drives a lot of their business.  The agents in our office tend to get business through a lot of word of mouth referral.  Since I have only lived here 3 years, my local sphere of influence is small.  

I got my first really good lead from my website today - I have a listing appointment on Saturday!  I still have a long way to go with my web presence but I am starting to see my SERPS improve.  I am around 25-35 for most decent terms in Google, which is better than where I was with no website 9 months ago!

You are not depending on luck.. you are using the internet to put you in the right place at the right time and it works..  as more and more agents discover the internet we will have to continue to find ways to stand out from the competition.. Whiel some of the comments here indicate other factors in why the property sold, a logical analysis shows that what separated the property from others of similar quality and price was your marketing of the property on the internet... the other factors, such as price, or some of the others indicated above, are factors regardless of marketing techniques and tactics, and so did not bring your listing out of the crowd... your marketing did...

It is obvious that other factors contribute, and we learn nothing from those, other than that we must price the property correctly, it must be a decent specimen of its type of property, it must be in a good location for the price, etc... 

Good Job Chris... we believe as you do that the internet and new forms of marketing are what will separate the wheat from the chaff in the coming years...

I like your Post.  Right when I am fighting with others in my office that tell me that Website do not helper with the business I see a blog like yours.  Now my mother-in-law is down there right now in Bonita.   She has a place there and we where talking about the market.  I did not know, so I went online.  I found what I wanted to know.  it is odd how I go online all the time to look up information and sometimes think others do not. 

I will keep my site and am going to build one that I like better.  Thanks for your words of encouragement.
