I find that going back to basics is what works these days.  I just had a Luxury Properties
Group Call last month where one of the Colorado Brokers mentioned that the best tool
he has today is the good ole 'TELEPHONE'.  Yes, even with the NO CALL list - he picks up
the phone daily, calls his past clients and promotes his listings.  He's selling his Luxury
Listings this way.  Ads in the newspaper absolutely DO NOT WORK FOR ME!  How about
YOU?
I just pay monthly to the newspapers but I am a firm believe that ADS don't sell
houses - AGENTS DO! I still enjoy holding LUNCHEONS for Agents.  It gives me a chance
to visit with my colleagues, exchange ideas, share ideas and showcase my listings to them.
Most likely they will help me sell the property because agents don't preview like they used
to.  Do you still preview listings before showing them?  With virtual tours being sometimes
so good and precise, price of gas being high, agents just don't preview homes much
anymore. 

I find that attending many networking sessions and bringing flyers has also been helpful.
I still like to send postcards on my commercial listings, I love using Loopnet and
I love using Virtual tours.  I market all my properties at the National and International
meetings that FIABCI holds (The International Real Estate Federation).  I prepare
PowerPoint Presentation of all my listings with music, and make it fun. 

These are the things that I no longer do:
1.  Open houses for the Public - when a stranger comes into the home, how do you know
     they are qualified?  What if they come inside a home as a couple (husband & wife)
     and while the husband is talking with the agent downstairs, the wife is taking things
     upstairs.  Then they leave!  How do you know who they were - where they came from?
     Opening up homes to complete stranges is very dangerous not only for the Realtor
     but for the Seller. 
2.  Flyer/Brochure Boxes - in front of a home. Nothing is more frustrating than to stop
     to pick up a flyer and find these boxes empty.  They almost always are empty.  That
     frustrates buyers & Realtors.  (It may be a good exercise to get out of the car, but
     it's not good for the blood pressure when nothing is inside).

What works for me is Craigslist.com and my website.  I do NO print advertising anymore.  My Point2Agent site with all of it's syndications works very effectively also, and Postlets.com is another Free syndication site.

Good post -- I've just joined this group and think I'll like it! Your public open house comment rings true. I've stopped newspaper advertising too, although I do use the San Francisco Chronical, San Mateo Times and San Jose Mercury's on-line open house ads (don't know if they help, but my sellers still feel newspaper ads are important, and this makes them comfortable) I like single-property web sites; like Floor Plans Online.  Thanks Dagmar!
