I'm quite the social butterfly..I don't mean I am out partying til the wee hours of the night or I attend every Chamber Event but what I will tell you where ever I go there always seems to be real estate conversation involved.

It seems lately when I talk real estate... consumer's get an interesting look on their face. 

Then I hear, "How many jobs do you work right now?  Or I hoped you saved while the market was hot! 

But my favorite is I used to be in the business, boy I feel sorry for you!" 

That's when I jump in and tell them..the good... the bad..the ugly!

Consumer's need to know..the whole truth!  Not the media's perception..not what is reported in the papers..and not half the stuff they read online.

It's not the best time to sell!  Face it you are competing with more homes than ever buyers have more choices..with more choices...their are more expectations..more discounts..and many believe every word the media says.  It might make sense to rent your property or sit tight until market conditions improve. 

I want a bigger home!  Well then it is a good time to sell.  Think about this...while you may give a buyer an opportunity for a bargain of a life time you might even recieve bigger benefits upsizing and getting huge discounts yourself.  Once in a lifetime discounts if you buy right.

I can't compete with all of these shortsales and foreclosures  While this statement may hold true for some.  Keep in mind on most occasions buyers want to close immediately, therefore they do not want to wait the 60 to 90 days to get into their new home.  Make sure and price your property competively..doesn't mean you need to be cheaper but the consumer must see the benefits and the value when they walk in your home.  That means get your home staged, work with professionals and place your property in the best showing light!  Fresh paint, some landscaping and give it a warm cheery feeling...a place where a buyer can call home.

My agent stinks, I've had no showings! Is your property priced right?  Is your property a showplace?  What type of methods are they using to market your property?  Have you discussed this with them?  With massive amounts of inventory and cautious buyers can you really blame it on your agent?  

 

Mr. and Mrs. Seller, the days of wishful thinking are over.  The days of using your REALTOR friends are over..you need the pro's..you need an expert. 

While it is our duty to sell real estate we need your cooperation in doing so and doing it well. 

I won't tell you want you want to hear but I'll tell you what you need to get your property sold. 

What you do from there will determine whether you have a shot a selling.

When people make comments as far as poor poor REALTOR, it tells me many are aware of current market conditions. 

 

Many know fellow REALTORS who either work two jobs...or who know REALTORS who blew their nest eggs when the market was hot.

And the little probber that I am...I ask..Why Poor Poor REALTOR?.. and I am right..they usually have a personal story to tell. 

Give the facts..The consumer's deserve it and you might find yourself sleeping better at night!

Hi Midori, interesting times we are enjoying right now!  The challenges of the market are one thing.. but the internet's effect on the RE business is also at play, big time, and would have been momentous no matter what the market is/was doing.  The two factors at play now are amazing!  Difficult times but EXCITING at the same time.  Love it.

Very nice and good advice to buyers and sellers.  I especially like the

The time has finally come when agents are thinking twice about taking listings for recalcitrant sellers and spending $Hundreds for vacillating buyers. 

I wish agents would stop distributing those FREE CMAs to everyone who calls.  Sure the CMA is FREE, but if you are going to use me just to get a CMA and then list with your friend the Realtor, you'll be disappointed because, if you aren't going to use our services, you aren't going to get our CMA.

I agree with yo, unfortunately there are a lot of REALTORS that have been in the business 5 years or less and they have only seen the good side of the business, being an order taker, and that is all. 

We do need to change our stinkin thinkin about what is going on in the market and stop buying into the media.

Midori- What the media, and therefore the consumer, doesn't realize is this isn't a one size fits all market.  As you pointed out, it may not be the best, overall, time to sell, but for the seller, upscaling, the net effect of a weak market, is a plus. 

For those that must sell (house is too small, new job, etc.) working with a professional REALTOR®, will give them the best chance at optimizing a less than stellar situation.
