Who is your MLS software - We use Paragon, but are they the best?

By
Real Estate Agent with Realty World Wichita

We spend a good chunk of our dues on the MLS systems.  We all pay them, and some of us get to help pick them out.

BUT, I've not seen a lot of discussion about which ones are the best, what the good features are, what works well

Our board uses Fidelity and Paragon 4 (they just upgraded to 4).  Fidelity owns lots of things like Cyberhomes.

Rapattoni is a system I've heard of, never used and know little about.  I'm guessing many people will swear by it.

But not having used it, how would I know if I'd like it better?

And I must confess, I know very little of ANY OTHER SYSTEMS.  Shouldn't we Realtors want to have a lot of input on what our local boards give us to use?  Shouldn't we seek information on other providers?

And wouldn't Active Rain be a great place to share our experiences in providers, switch overs, search ability, etc?

PLEASE, let's start a list of providers and then we can digest the good, the bad, and the ugly

We use Paragon 4 also have been for the last 3 years or so, like you hard to know what the other systems are like. Paragon 4 is a good system for the most part. I do not like their CMA at all.

I have used an older version of Paragon - it was already a dinosaur by the time I began using it - not user-friendly at all.  I haven't used a more recent version of it, but I have used FlexMLS, which is more user-friendly than the older version of Paragon, but still has its quirks.  Tempo by Marketlinx is who the CVRMLS uses here at the Richmond Association of Realtors.  It is very user friendly and the package deal that is provided for our MLS members is full of mapping and tax info extras.

I'd forgotten about Tempo.  Doesn't it seem like Marketlinz is just buying everything right now?

Using MRIS and it's ok I guess but I really don't have anything else to compare with. We went on the system in '96 and it has improved over the years. Wouldn't it be wonderful to have one great working system nationwide?

I am a member of both the MRIS system and Paragon 4 system.  The MRIS system beats Paragon 4 hands down.  The MRIS search features are better and the inputting of information using Keystone is also much easier than Paragon 4.  I do believe Paragon is improving itself as time goes on.

Greg,

At the slight risk of a vendor 'intrusion' to your dialog, here, you can find out more information about the Rapattoni MLS product at our website's MLS product information page at http://www.rapattoni.com/prod/mls/default.asp

Thank you for the opportunity to comment.

I don't mind vendor input, just trying to see what all is out there

Greg-

Hi! I'm in San Diego and we recently (5/28/08) "upgraded" to Tempo5. For our board, with the variable price range, 20,000-ish members, and all the rules and regs... it's been a complete disaster. I understand that Tempo5 works well with smaller membership and no variable. (Doesn't really help us.)

Previously we used Tempo3 and I liked it well enough. Up in Temecula They use IRMLS (or at least they used to). There's also SoCalMLS and I'm really not certain what platform it is.

I just hope SDAR continues to work the bugs out of Tempo5 (like our variable ranges not appearing in searches). The new Stats and some of the new functionality will be quite nice.

I use Rapattoni.  At first I hated it, but recently they have been upgrading and it seems to be working much better.  I also have RSA for a different county, it's okay.

Sadly, I think most of the Realtors don't realize that was a decision made for you by your board.  Different providers have a different look and feel - plus functions too!!

Greg - We are using Paragon also and we have found it to be a very solid system overall.  The only thing I do not care for is the opt out disclosures on the automated e-mail system because the disclosures are fairly long.  We are also using the Paragon Desktop and the online versions together using the sync feature and that is very helpful when we are in an area where our cellular broadband card doesn't have reception.

We're all but stuck with rappattoni, and I'm not impressed. It's slow, bloated, Slow, unintuitive, SLOW, buggy, S-L-O-W, and (perhaps most damning) it only works with Internet Explorer - consistently the slowest, most insecure major browser on the market, and practically forcing agents to use Windows.

But, as there is no viable alternative, we'll keep using it, and keep paying through the nose for the privelege.

Agents have been able to enter open house schedules on the MLS for years - but in my area at least, it's never been effective. While there are hundreds of open house listings in the city papers, there are generally less than a dozen entered into the MLS that covers a 7 county region.

Agents don't want to send their clients to open houses, lest they lose the client to the agent at that open house. Open houses aren't about selling that house, they are about an agent getting face time with prospective clients.

Our board recently switched from Offutt/MarketLinx to Paragon4; because we didn't like the support from MarketLinx and resented having to pay to "upgrade" to be RETS compliant.  Paragon4 is supposedly RETS compliant.

Years ago, I oversaw the changeover from our older system to Offutt, and vowed I would not do that again.  Now, in making the switch from Offutt to Paragon4, we've had a few hiccups with data mapping during the changeover.

One thing I've often repeated is this:  Boards need to decide what they want the MLS to do for them before even considering a switch.  My emphasis is on the quality of listing data contained in the system; the data entry ease, and the ease of extracting the data in emails, printouts etc.  Others, however, believe the MLS in addition to being a repository of property data, should be a full resource contact manager as well.

I believe that using an MLS as a contact manager is convenient, but a recipe for disaster.  First, most REALTORS rely on their contact manager, and if it is theirs only then when a changeover occurs, the REALTOR still has all their contact info.  However, if the MLS system is also the contact manager and a decision is made to switch from one provider to another - who takes the responsibility that the new MLS provider will also export all contact manager information correctly (flawlessly?) from one MLS system to another?

It's one thing when property records get "re-arranged" but another entirely when client information gets corrupted.

I recommend to all that you seek a good MLS system that handles property data effectively - don't be overcome with all the contact manager bells and whistles that might be available in the "new" system because they may not be found in the next "new" system.   Bedrooms, baths, prices, addresses etc all transport well across systems; and the goal of RETS is to be sure that these data elements interchange properly.

I'm not sure if RETS is, or even should, be in the contact manager business.

Just my thoughts.  Feel free to find me at CountyRealty and respond if you like.

I am a member of two different MLS systems, one uses Paragon (which I hate), the other uses Solid Earth which has its flaws but is light years ahead of Paragon in terms of usability.

In fact, I just found this blog post because I am searching for my paragon login screen (how sad is that?). I only use it in have-to cases.
