Here are some tips to help you if you are planning on selling your home:
- Remove the personal side. It's important to create a home that will appeal to as many people as possible. Removing personal items such as photos, souvenirs, etc. will help potential buyers envision it as their next home.
- Organize and Clean. Clean your home thoroughly including furniture, carpets, and appliances. A clean house will sell quicker and for more money when it is clean. If you have clutter, remove it. A home that has full closets or rooms that are stuffed with boxes does not highlight the true amount of available storage space.
- Fix minor repairs. Repair all minor problems as they detract from the value of your home.
- Brighten and Lighten. Rooms that are bright and light-filled are much more appealing to buyers. Make sure the blinds/drapes are pulled back and the windows are clean to let natural light filter in. If natural light is not adequate to brighten the room, make sure sufficient lighting is on for all showings.
- Do not be too unique. If you are going to paint, make sure the colours are neutral. Wall colours that are unusual or overpowering will limit the amount of buyers who may be interested in purchasing your home. Keep it simple and neutral.
- Empty Rooms. Empty rooms make it very difficult for buyers to imagine what the room will look like furnished. By furnishing empty rooms, buyers will be able to picture themselves living in your home.
- Create an atmosphere. Lighting a fire in the fireplace, having fresh flowers, or playing soft music all help to create an atmosphere that will appeal to the buyer. It enhances the senses and helps the buyer visualize living in your home.
