The Market is Changing but the Game is STILL the same.  After 31 years in this business and many different markets as my husband and I traveled around, it is still the same Game. 


The GAME! The word on the street is that the market is changing. I agree, the market is changing. The market is ALWAYS changing, however the GAME always remain the same.

The name of the game IS now, HAS been and will always be LISTINGS. Simply said, you don't have to reinvent the wheel with every changing market, just manage your listings.

In a seller's market Listing Agents have to deal with frantic buyers and an influx of multiple offers on their listings as soon as they put them on the market. Listings are in shorter supply because sellers 'think' they don't need an agent, they can plop a sign out and POOF their home is sold. Listing agents may have less listings but they sell quicker and a buyers market is banquet for selling agents. Working with multiple offers, frantic customers and sellers who feel they don't need you takes skill - get training. This is a time when all agents should work hard on building their sphere, because their sphere are the core that will insure their survival.

In a balanced market Listing Agents begin to market their properties more strongly, seeking a stronger web presence and advertising methods. Listing agents will now be able to keep a steady supply of inventory to advertise to draw in the fewer buyers that are seeking homes. The cycle is always the same - you MUST list to have something to advertise or put a sign in front of to draw a buyer or coop sale to go to closing. This is a time when a listing agent must prepare their seller for the market, explaining that it may take longer to sell than in the seller's market, and it is a time when the listing agent proves their worth with customer service and strong marketing skills. Advertising skills, web presence and systems that draw a buyer to your listing takes skill - get training. This is a time when all agents should work hard on building their sphere, because their sphere are the core that will insure their survival.

In a buyer's market Listing Agents thrive because sellers know it is taking a long time to sell homes, that buyer's are making lower and lower offers and they need the skills of a trained negotiator to get top dollar for their property. In a buyer's market listing agents have to be prepared to tell the seller that their home is worth less today than it was 3 months ago. This is a difficult time for sellers and it takes all of the skills and training that an agent can get to bring a seller through a declining market. Marketing a home for top dollar in a declining market takes great customer service skills, advertising systems and negotiating skill - get training. This is a time when all agents should work hard on building their sphere, because their sphere are the core that will insure their survival..

WAIT A MINUTE? Wasn't that the same sentence 3 times? Yes, you it was because the game is the same for every market.

1. In any market - Listings are the Name of the Game.
2. All Markets are a time when agents should work hard on building their sphere, because their sphere are the core that will insure their survival in any market.

GET Training - you can never know too much or be too skilled!

Well said Toby...I recently celebrated 27 years in the business and boy have I seen changes in the market.  I survived the 12 1/2% prime and 17 1/2% mortgage rates of the mid 80's and a HUGE party was thrown in our home town when rates got down to 10%! LOL  I don't believe the newer agents that came into the business the last few years realize what they have.  Thanks for sharing the many faces of this game.

I entered the mortgage industry right after the rates declined to their lowest in 30 years. The market has changed dramatically. I agree with you, you should always get training.

Great info and thanks.  As a buyer's agent, I greatly appreciate the hard word many listing agents and brokers do to get good properties to market so I can sell them. 

I prefer to work with buyers, but I know it takes two good agents to make for a successful transaction and satisfied buyers and sellers.  My job is SO much easier when the listing agent is experienced.

Toby, I couldn't agree with you more. I have been an exclusive listing broker for 13 years. No matter how the market changes I just keep plugging along. As a listing broker I control the inventory and the commission. It's a good position to be in.

Great article! Do you mean that no market is perfect, and we have to work no matter what???  I've only been in the game for 6 years, but have heard people during the first couple of years when it was BOOMING saying that they were waiting for a better market to begin selling real estate.  I'm here, good market or bad, it's an obsession, not a job

While I may disagree about listings as most important, thinking it reflects the old bias toward sellers, I do appreciate the comments as regards training... great stuff, and needed always by everyone...

I agree with Toby that listings are the name of the game, but it is good to have buyers too - they will someday be sellers and often can be an agent's biggest "fan". I think a good ratio is 60% sellers and 40% buyers. (I'd be willing to bet that Toby happily works with buyers too :)

What a great post. It is so true. We just keep plugging along and training is so important. It is easier actually to do business when the market slowed and all of the people that just got in the business for fun--ie. sell their sister's home or the home of the friend in Bunko----dropped by the wayside. People that are serious about their business are the one's that seek out training. Our company has all experienced agents and they will pay half of any training we do---not cheap for them, but they know they get their money back two fold.

As an ole' geezer myself (now in my 37th year) ha, I'm sure we both remember the old saying "listers last".  And about 1/2 the time I have a listing, I also have a built-in buyer.  If they're not staying in my  area I also have the possibility of making a great referral.

The same message applies to the mortgage industry, too. The market is rather rebellious right now. The way to make it is to hone old skills and learn new ones. When old marketing strategies offer diminishing returns, adjust them or scrap them altogether. And introduce new tactics. Keep trying. Adjust to the changed environment. But for heaven's sake, don't get involved in buying leads. I have some experience and I rather leave at that.

Bravo Toby!  As a mortgage broker I would simply add that the training should really include calling your favorite broker occasionally (or if he/she is worth squat they should already be informing you) and finding out what has changed in the types of programs offered.  Rates aren't the issue, product is.  Can my buyer still get 95% on an investment duplex?  Can you still use lender paid closing costs?, etc.  These are the only thing that's actually changing.

The only thing changing is in learning to change WITH it.  Get computer literate.  Other than that,  thank you for a great post- it is absolutely amazing how many competent, young agents enter this business, but look at the buyers for their income, instead of focusing on the buyer...that you get from the LISTING!

Without change, there is no growth, and if you're not growing, your dying.
