I have a great piece of land prime for development in Travelers Rest, SC. 75 pristine acres, mostly pasture surrounded by the foothills of the Blue Ridge Mountains. I'm trying to figure out how to get it sold to a developer for single family homes. The owner is a friend and the property has awesome location, 20 minutes to town, 5 to the main road 10 to shopping, schools and is nestled in a private valley of rolling hills. It's a little farther north but the growth is poised to come in this direction.
I need help in presenting this to developers and trying to figure out a way to get them the money to buy the property which is only 14K per acre... a steal in this area.
Any suggestions? I need all the help I can get with this one.

Take out your ruler and a pencil and draw a few possible subdivisions that meet zoning and local regs. (I have a program that does it, but you can do it by hand.) You will learn a lot (no pun - well maybe a little pun.) Then get the costs to put in the road(s), utilities, foundations, and building costs. A develper will be able to look at your numbers and tell where he can change them very quickly. A good developer will appreciate your time and may give you the listings on all the houses, because you have saved them mucho tiempo. You may even be able to get a bank to put together a financing package, based on your estimates, that will propose financing for both the developer and the end buyers. The pool of good developers with the ability to buy may be very small. Be patient and work hard.
