Hi Mitchell...A view of the Hudson River would be on the top of my must have list.  It is also on my can't have list.

It must be fun selling properties like these.

Hi Kate,  I tell buyers who who have a view of the river on the top of their must have list but also on their can't have list that they can always go outside and see the river.

Mitchell, They have really revamped Hell's Kitchen, I was there not long ago although don't ask me how I missed this beauty!  With the actor's studio, I'll bet many of these will be scooped up...good luck, they're gorgeous.

Carole, Hell's Kitchen is "HOT" (no pun intended) The Atelier is all the way west at 12th Avenue. There is a lot of new development going on in the area. The building is mostly sold but there are still some really nice apartments available and their price per sq foot is a great deal for new construction in Manhattan.

Mitch, those really tall, really skinny buildings make me a little nervous.  They don't look like they should be able to stand up straight!  But I'm sure they will, and the views have to be amazing!  We spent my whole trip doing really embarrasssing tourist stuff!

Pat, I know what you mean. Some of them are built on sites of former townhouses. Tiny lots so they can only build straight up, one or two apartments per floor. But this one is not that skinny. I was having a problem fitting the picture in the blog lol. It is actually a really big building. 478 apartments it's huge. It's a self contained mini-city. I couldn't make the picture wider for some reason.

Hope you had fun. I'm sorry the weather wasn't so great for the 4th.

Mitchell as usual, well done. You make it sound like the best place to live.

I have this odd thought running through my head about communities building on their commercial air rights and putting a garden apartment or two on the roof. Whatever you think of that idea, let me know you are one of the people whose opinion would count on this type of thing!

Peter, You are absolutely right. The name now has a chic connotation. Neighborhoods definitely change with time. There is no better long term investment than real estate.

I didn't see the units on 64th St. Rent controlled apartments can be good investments over time particularly if elderly people are living in them. I have access to all the apartments for sale overlooking Central Park.

Jennifer, River views and park views have high premiums.

Carole, Sounds like an interesting idea. If commercial buildings are owned by communities or municipalities I suppose they could sell the air rights to a developer to build garden apartments on the roof. We call them penthouses lol. In NY buying air rights often is about about guaranteeing views.

Peter I just left a message on your blog. What do you mean contract is available till end of the week? They are not listed yet? Rent stabalized would be a little better than rent controlled. Feel free to contact me any time.
