~ OPEN HOUSES AND WHY THEY WORK ~

EVER HEAR A REALTOR SAY "I DON'T DO OPEN HOUSES!" "THEY DON'T WORK!"

OVER THE 18 YEARS I HAVE BEEN IN THIS BUSINESS, I HAVE SOLD SEVERAL OF MY OWN LISTINGS FROM DOING OPEN HOUSES. 

I CAN SAY PERSONALLY THAT YES, OPEN HOUSES DO WORK! 

I HAVE A PROVEN TRACK RECORD FOR MY OPEN HOUSES.  YOU NEVER KNOW WHEN THE PERFECT BUYER WILL WALK INTO THE HOUSE AND JUST FALL IN LOVE WITH IT.

PLUS THERE ARE SEVERAL THINGS THAT NEED TO BE DONE IN ORDER TO MAXIMIZE THE TIME SPENT DOING YOUR OPEN HOUSE.

1) ADVERTISE YOUR OPEN HOUSE ~ NEWSPAPER, INVITATIONS TO NEIGHBORS, FLYERS, BALLOONS, DIRECTIONALS.

2) LOG EVERYONE THAT COMES INTO THE HOME. THIS IS FOR THE PROTECTION OF THE HOME OWNER AND THESE PEOPLE CAN BE ADDED TO YOUR SPHERE OF INFLUENCE.

3) MAKE PHONE CALLS TO FRIENDS OR PEOPLE IN YOUR SPHERE THAT THE HOME MAY FIT THEIR CRITERIA.

3) FOLLOW UP WITH YOUR VISTORS.  YOU NEVER KNOW SOMETIMES ~ THE BUYER MAY BE JUST WAITING FOR A CALL FROM YOU IN ORDER TO MAKE AN OFFER. *DON'T LAUGH, ITS HAPPENED TO ME"

DON'T KNOCK HAVING OPEN HOUSES.  YOU JUST NEVER KNOW WHERE YOUR NEXT BUYER WILL COME FROM.  IN THIS BUSINESS, ITS ALSO ONE OF THE BEST WAYS TO GET YOURSELF OUT THERE FOR THE PUBLIC TO SEE YOU.

Hi Patricia,  I do 5 - 10 opens a week here on Fort Myers Beach.  I consider it the same as floor time !  It is an opportunity to make a contact.
