I am not sure if it a sign of things to come or an aberation but for the first time in over 2 years we have a HUD foreclosure listed in our county.  I know this for a couple of reasons, Darcy and I check the HUD page quite frequently and one of the agents in our office gets to list the HUD homes that come up in our county.  When we noticed the HUD listing, we asked the Agent how long it had been since they had a HUD listing they confirmed that it had been a little over 2 years.

This isn't to say that we don't have a lot of REO properties and short sales, but I took it as a positive sign that our market may not go through the huge numbers of foreclosures that some markets in the Western United States have had.  I only hope that it is a harbinger of things to come!  Anyway have a Great Week End!

bankI wish we could say that here in South Florida!!  We have so many Foreclosures and even more "Short Sales".  The Short Sales are the worst and are currently not regulated.  Meaning the Seller that is in default hires a Realtor who comes up with a value that has absolutely no basis.  The value is significantly lower as to attract buyers, but when you submit to the bank they don't have to agree with that price.  You can wait weeks or months for the bank to come back and say, NO we will either hold out or auction the property off. 

 It is so out of hand that the Board of Realtors had to develop an additional required field for inputting a listing that asks if this is a "Short Sale".   Buyers were being mislead to believe they could buy a house 100K or more under value just because a Realtor put that down as the price.

I have tweaked my searches not to Show the Short Sales.  I work hard for the money and I don't plan on waiting around 2-6 months for it either.
