Single family homes represent less than 40% of the available housing on the market in Arlington (47% of available properties are condos). Nevertheless there are close to 350 detached single family homes currently available for homebuyers looking in the close to D.C. suburb of Arlington.
The average price of all currently available Arlington single family homes is a staggering $929,110. However, this number skews high because of a a few luxury homes that tip the balance. When you remove from the average the 15 Arlington homes priced over $2 million, the average Arlington price drops to $837,088. Still expensive by most people's standards, but a more representative number of the current inventory.

Over the last 30 days, there have been 79 sales of single family homes in Arlington Virginia. The lowest price sale was for a net price of $319,900 while the highest sale netted $1,658,200. The average sales price over this time period was $739,678.
There are two interesting things to note about Arlington sales:
- Homes are selling quickly in Arlington! The 79 recent sales were on the market an average of 49 days. 7 weeks is a very short time for marketing and selling a home considering that many homes in further out communities like Fairfax County, Loudoun County, and Prince William County are staying on the market for months or even up to a year or more.
- There's room to negotiate. The home sales in the last 30 days sold for an average of 93.78% of the original listing price. At an average sales price of $739K, this represented almost a $50,000 markdown from the average listing price. Make sure you hire a good negotiator to represent your interests.
