I recently had a client ask me if there were any homes in Cary & Apex, formerly priced in the $500-600,000, range that he could get for in the $400,000's now.
Knowing what he was looking for; something relatively new, over 3000 sf, all the bells and whistles, etc, I did a search on the MLS and found over 100 homes in the Cary, Apex, Holly Springs, Morrisville area that met his criteria. Of those homes I did a history search and found 32 homes with significant price reductions- many reduced at least $50,000- 70,000!!!
Although we've watched prices come down slowly and a few thousand dollars at a time, it was surpising to see how many have come down and how much they've been reduced since last year.
NOTE that most of these with significant price reductions are new construction. Resale homes are not being reduced that much unless they HAVE to sell, as sellers don't have enough equity into them, .
Proving once again that the national news of builders having overbuilt and being stuck with expensive inventory homes, is filtering down to our area, not just nationwide.
