NA 05 - Crayton Road is the geographical area that includes the highly desirable, west of 41 real estate known as Coquina Sands, Moorings and Park Shore.  It is located north of Old Naples and South of Pelican Bay.  Purchase prices can range from the high $100's for a small, older condo in need of renovations to over $6,000,000 for a sumptuous castle in the clouds. 

Highest sale price honors go to a 7,481 SF property located in The Regent.  Sale Price: $6,450,000.

Looking at the above data, it appears that the market is improving.  New inventory numbers are down, pended sales and closings up.  The average price is down, however, because of the huge variation in prices in this location, may not be indicative of whether or not prices have really fallen across the board.  Since this area of Naples is one of the "it" locations, buyers who wish to live on or near the beach, have a boat dock and be close to downtown, will continue to buy here.
