Loan Package not at Title Company.

How many of us have dealt with closing docs not at the title company after Lender says they are sending Documents? 
What is so hard with submitting the package in a timely manner?  Is it they want to give us a nervous breakdown, or they just don't get it.   It doesn't affect only the Clients.  It is a chain reaction waiting to just BREAK!!!

  • Do the Buyers go ahead and pick up the U-Haul or wait till tomorrow?
  • ? Sellers can't do a second closing on the purchase of their new home because they need the HUD for their previous home that is waiting to close. 
  • Buyers can't move out of their apartment because they have no were to go.
  • Do the Seller's allow the Buyer's to move in? 

What is your problem, the package is on the way? 

 Hello it's 4:15pm, is it really coming.  Don't forget it is a mail away... 

Oh the lock expires today!!  Why can't it close today?

Tell me, is just me or what..is up with this picture. 

I called the Selling Agent, the poor thing.  She is in the same predicament.  What do we tell the Sellers & Buyers. 
ALL we can do is wait and hope for the BEST????

We are talking about credit qualifying clients that both work and are approved to close. 

Their should be accountability.  Like give the Buyer closing cost credits. 
And maybe giving the seller interest rate credit for each day or weeks it is delayed...

it is always like this with my escrows..I am organized, do great followup but there are things we can't control- just part of this great business...the banks are too busy as well as the title companies -they can't jump when we say jump..even though it is killing me...

Oh I do not even want to count the times the package is not there and we are to close, oh I mean we were to close 4 hours ago and can we still close today? because the package should might be there in an hour and it is 3 pm. It happens but, I hate it. The loan company knows well in advance and should have ever thing there. Where are they? You will get every answer, we just emailed it. One hour later the lawyers office still does not have it. what is up with that?

I would love to see buyers get closing cost credits for everyday after underwriting guidelines have been met that the docs aren't out. I do really wonder if they purposely hold docs because the lock is about to expire. There has certainly been more than once case with buyer's of mine that the date the docs get out are the day after the lock expired.
