I have a marketing suggestion for you. Lowering the price to $520k instead of $525k might net you more page views. Reason being is that at an 80% LTV at $520k puts you at a $416k loan amount which is under your conforming loan guidelines and 80% at $525k puts you into jumbo territory (by a mere $3k). I know several of my clients that are looking for bargains (which this one sure looks like a nice home at an attractive price!) have their parameters set up to stay within conforming loan amounts. As is, this would fall just outside of it and potentially cost a buyer simply because it wouldn't hit their radar screen. Just a suggestion though!
