Good News/ Not so Good News - Sign of The times!

Reviewing our office productivity for the first six months of 2008 as compared to the same period in 2007 was a lesson of the times.

We enjoyed the same number of closings in both years, status quo in the current market isn't all that bad, however the dollar volume was down by 2.2 million in 2008.

Being a Sno-Bird community, our market is normally seasonal, (November to April) however we continue to enjoy a moderately good flow of buyers. 

It appears that buyers recognize prices are at or near their low and are taking advantage of the market.

We anticipate current price level will hold until early fall. Once the "Season" begins pricing trends may be on the rise.

Currently inventory levels are closer to the area's normal Level which is reducing the average days on the market.

Good morning Hal, It seems as if you are still selling houses even though the dollar volume is down. Hopefully the prices of real estate will start picking up soon.

Our office, too, is seeing a revenue decline due to decreasing sales prices. Are you writing many short sale contracts? Our team have several of those in limbo - one of our buyers has been waiting for a response from the lender since February!

Hal, that's interesting that the same number of transactions, yet of $2.2m, I agree it has to be hitting the low point and the smart ones are buying now.
