I thought it was common knowledge that rates were going up. I can't believe there are people who still think they're goin gto go back down. They're probably the same people who think the Daytona Beach real estate market is going to rebound in about 3 years, while in the meantime, it's still declining.

Lisa, the focus isn't to tell people that rates are going up, but to get them to look at it LONG before they are hit with a new mortgage payment that is hundreds of dollars higher than what they currently have.  That is what has sent many homeowners into foreclosure.  You only have options when you are pro-active, which is the message we are trying to send. Oh, and Daytona actually will rebound within 3 years:-) historically real estate "has to" go back up. Incidentally, most of the ARM's will also be off the street by then.
