Got a great unit for sale over at Vista Waikoloa Condominium Complex, This unit is in foreclosure, we have negotiated the lowest price in there since 2004, the final price after the Bank, Maintenance Fees, taxes, escrow fees, I am talking about out the door price of $439,000. We are in Escrow and scheduled to close on the 20th, 

We jusst need to move this for our client - before the bank takes it back. (by the way - the amount owed is about $525,000 - this was a hard negotiation to get at that $439,000 number)

Same floor plan closed in May for $625,000 (E 303) Granted this unit was cleaner - but $185,000 ????NO! 2 other distressed sales closed in there this year at $450,000. So this is still the best buy!

These units have a great Vacation Rental track record - just google them and take a look, this concrete building was built in 1990, has a great amenities - swimming pool, jacuzzi, BBQ area, mature landscaping, walk to the Kings shops, Queens shops, Hilton Waikoloa, you also get Waikoloa Beach Community Privileges owning one of these units (its not free though)

I actually stayed in this unit a few years back.  I liked it.  Kinda weird to see it in foreclosure.  Could I get much more specific details (cost analysis with all projected and known expenses along with the financials of the HOA and the projected costs for paying an office to handle renting it and cleaning it after each rental).

As a Realtor I am not allowed to make any claims as to what you may or may not make as far as vacation rentals go - I am allowed to pass on facts - but unfortunately, my client is in distress and I have asked for any financial for months with nothing??? I can state that for last years taxes she reported $60,000 income for unit A102, and $40,000 for unit B105. how true this is - I don't know - but I have not met anyone yet that would benefit from over reporting income .

A great place to investigate - www.VRBO.com- and check bookings and prices for Vista Waikoloa. Also if you Google - Vista Waikoloa Vacation Rentals - you find a lot of great information about different rental management programs - they run anywhere from 20% -52% of your rental income.

HOA fees in here are at $901.00 a month.
