Save Money Through Farming!!!

Who wants to sell?  Who is content in where they live?  Who is losing their home?  Who needs to relocate?  Who is a tenant?  Who is an owner occupant?

Know your neighborhood by investigation.  Have a title company pull up a 3 to 6 line farm list.  Most of the time the lists are FREE.  They make it easy for you to distinguish from the people who are most likely to sell their homes sooner rather than later.  They tell you how long a person has owned the property, how much they bought it for, and if there is a tenant or owner in the dwelling.

If anything, farming helps you become knowledgable about the community that you are working.

You can also send out the right flyers to the right people!!!

I couldn't agree more.  People respect you when you know the neighborhood.  What better way to get started then with farming.

Our MLS has a search for tax records which give some of the information you mention. You are right that you have to prepare as much as possible.   Veronica

Everything is a variable when doing a neighborhood history to decide who to solicite.  Especially if you are on a budget.

Hello Heather,

You are right it is a little harder to work when you already have a client base to pull from or successful ads.

Thanks,

Mike

Farming is all about branding...you need to farm to those who you chose to work with.

I agree Katy,

It makes it easier when you narrow down what type of transactions you like the best.

Thanks,

Mike

Farming is a great way to get started.  Or at least get to know people.
