My reputation as an Estate Specialist is getting around.

 

 

Families have a hard time coping with the loss of a family members and then handling the process of getting the house ready to sell.

My crew organizes the whole house into:

  • what the family should have
  • what the family might want
  • run and estate sale and stage the house for listing at the same time.

This takes the pressure and stress off of the family. 

This morning I viewed a nice ranch in Warren, Michigan and the two sisters were near tears.  They have been working on the house since January and still don't have it ready.  They have hardly made a dent in the stuff in the house.  They have all the aunt's and uncle things of 40 years AND their aunt and uncle items

Nothing has been thrown away in 3 generations.

I look forward to this project and know the house will be nicely staged and ready to go on the market.  I think we need about a month to do it.

There is so much there that our hours and staging should cost them nothing.  The sale of the treasures will pay for the work.  There is no budget for painting etc.

One issue that this stager needs help with is the house next door.

This is a above ground pool with a Tiki Hut and ithe yard looks like a tavern with all of the signs.

I would plant some tall arborvitae in a row along that cyclone fence to shield the view.  Plant now, they are fast growing -- and buy ones that are already well established.  You can get them for $20 at places like Costco, Home Depot, etc.

How much do you charge to run the sale?  I am going to do a house sale, not as involved, but not sure if I should charge an hourly rate or percentage of items sold/  Any suggestions?

Fernando, I agree. I would like to get the realtor involved at now before it's listed.   They can check the city codes to see if there is anything that we can do.

Maureen,  I check the prices today when I'm out.

Marianne, I'm hoping one of the tiki torches got out of control this weekend.  They had a pool party yesterday.

Joyce, My services are ala- carte.  I offer prices, by the hour, for the clean up and organizing, price by the hour for pricing.  NEVER will I take a percentage.  I even offer to let the run the sale after we have it ready.  I offer a commercial ionizer and my tables and this is built into the staging fee.

Twice in my career doing this, the seller let me organize and sold the stuff without me.  I would have had to sue for the %.

My staging fee is separate.

Rent a fence!  Look in your local yellow pages.  Those places rent fencing of all different kinds...not just chain link and be sure to warn the Realtor that it is not attached so is not included in the sale.  It will at least give the buyers an idea how they can cover up the disaster next door if it bothers them!

The only thing I could suggest is trees, trees, and more trees.  If it is at all possible to double fence that may be an option as well.  Put up a nice fence to take the eyes off of the neighbors fence and pool area.
