Gail, it's all in the pricing these days. Sellers have to realize that when they become the buyer that there will be the same great deals for them.

Hi Duane - amen to that, actually many sellers are getting the pricing issue - I guess we're doing our jobs of providing gentle education. For some it's very painful to let go of old notions of what they think their house should sell for.
