How to Prepare for your upcoming Home Inspection!

Below is a list of items designed to help your property inspection go smoother and reduce the number of conditions on the inspection report? Please always use appropriate, professionals for repairs to your home.

 

 


Your safety is my biggest concern!

  • Provide a clear access to the attic, basement or crawl space areas.
  • If the house is vacant, make sure all utilities are turned on for the inspection.
  • Ensure any repairs you may be working on are completed before the inspection appointment.
  • Clean out your gutters and trim trees away from the roof.
  • Make sure your gutter downspouts are working and divert water preferably 6-10 feet away from the house.
  • Repair broken windows and screens.
  • Check all windows and doors to ensure they latch properly and open and close easily.
  • The foundation vents around the house and in the garage should be clear of storage and debris.
  • If you have sprinklers confirm or adjust them to ensure they are not spraying any parts of the structure.
  • Make sure all light fixtures are working, replace burned-out bulbs.
  • Have smoke detectors installed on each level of the home, in each sleeping room and also in the garage. It's also a good idea to have a fire extinguisher in the garage.
  • Patch holes in walls and ceilings.
  • Tighten loose cabinetry handles.
  • Closet doors need to be on their tracks and the tracks should be clean.
  • Does your toilet wiggle? If pushing it gently from side to side on the bowl shows movement, you should tighten or have the toilet reset and replace the wax ring also.
  • Replace any missing caulking around bathtubs, sinks and shower pans.
  • Make sure that all exhaust fans are working and are clean. 
  • Repair any plumbing leaks.
  • Replace any loose or missing grout in all tiled areas.
  • Make sure that the furnace and water heater have good air flow around them. Remove any personal storage that might be in the way.
  • Have a electrician correct any electrical conditions: close open junction boxes, enclose splices in junction boxes, replace missing “knock-outs " in panels, remove any abandoned wires, properly secure loose wiring, cover bare bulbs, replace cracked, broken and missing outlet and switch covers.
  • Ensure that your electrical panels are not locked closed.

Dale - Ceil is helping me to figure some of this out. Maybe after we work this for awhile it will be easier. One Question: Is there an easier way to find Localism other then trying to find our blogs on the web that says Localism. Seems there shoul be a link or something so we can find all of our Localism blogs in one place. I hope I'm explaining myself.

The only way that I know of is from the link on the lift side of your home page.

From what I have been reading, they don't put them all in the same area.

But you be able to get to them from the link, I think.

I have not really done anything with the outside blog yet, one thing I have done more for my SEO than AR has really done for me.
