You would think after being in the real estate industry for more than 20 years you would have the cycle down.

Showing homes today, I asked my buyers why they felt it was a good time to move. I loved their answer. Because they read articles about Charlotte being a Buyers Market and they know their existing home would sell due to the price point. They're RIGHT!

I love educated and knowledgeable clients.

Questions: For those that have been in the business several years, what are your strategies for finding buyers. Aside from farming and talking with your sphere, has anyone had much success with a lead generating service?

I tried on a few years ago and it never worked out. They sold the leads to several agents and WOW did the leads get upset will all the calls.

What are your thoughts?

I wish I had the answer to this one!  I go after sellers & seem to stumble into buyers.  Your market in North Caroline should be doing o.k. with all the South Floridians moving up to NC.  As for those lead generation companies, they are a waste of time & money---I joined one a couple of years ago & quickly cancelled.  Nothing came of it.

I've tried some of those lead generation programs and you're so right, what a waste of time and money. Most people just wanted some info not to be hassled by anyone.

True personal referrals are the way to go. This way you know a client wants to be contacted.

What are your thougts on filing out a web site form prior to giving anyone info? Personally, I think it drives people away to another site that gives the info away. I'd rather build a relationship then try to turn an inquiry into a mad customer.
