Half Hollow Hills School District Homes Market Trend Report - June 2008 - Mid-Year Recap.  This report shows a statistical comparison between the months of April, May and June 2008, in addition to a year-over-year comparison.  For the mid-year recap, the first and second quarter averages are listed as well for both 2008 and 2007.  This report provides information about homes sold in the Half Hollow Hills School District including:  location of homes, list price, sold price and days on market.

MARKET TREND ANALYSIS: 

The numbers for June were improved in comparison to the rest of the year averages.  The fewest new listings came out, while the most closings occurred.  While inventory is still rising, it is doing so at a slower pace.  The average list price and sales price was higher in June, and there was a marked improvement in the average days on market.  In comparison to June of 2007, the numbers were virtually the same. 

 

CONCLUSION: 

While the numbers for June were very solid, it remains to be seen if the trend in the area is on the rise.  The year-over-year numbers show that there was a decline in the market for the first half of the year from 2007 to 2008.  More homes came on the market, and fewer closings took place, although not by a large margin.

Home sellers should keep in mind that, while the numbers have improved for June, that inventory in the area is still on the rise.  The homes that are selling are the ones that are properly priced and offer value to today's selective homebuyer.

Homebuyers looking to purchase a home in the Half Hollow Hills School District should be aware that the market trends for June showed improvement, and it is possible that home prices can continue to rise.  When you factor in the opportunities that exist in today's mortgage market that might not exist in the near future, you will realize that it is a great time to be looking to purchase a home in the Half Hollow Hills School District.
