I haven't seen the new craze movie "The Secret".
I do understand the premise. If you believe in good things, good things happen. If you give in slices your get returns in loaves.
However, is this really a new philosophy on life? Hasn't perception always played a role in how people think and feel? Half full or half empty?
I've spent a lot of time this week thinking about Real Estate. The Central Valley of California is being hit hard by REO's; foreclosures and short sales. Will this trend stay forever, I doubt it. I'm a firm believer that California Real Estate is always a great long term investment. However, investors who got 100% loans hoping to flip something quick and easy have been badly burned.
I feel terrible for the first time home buyer who got put into home loans they now can't afford, have no equity to refinance etc. What do they do? Walk?
So, in looking at the positive side... there is a tremendous opportunity for first time home buyers in the Tracy and Mountain House areas to purchase a home. CalFHA loans are available at 103% - WOW! Prices for starter homes are lower than they have been in 5 years.
Now is the time to buy in California. The people who are waiting until the market hits "bottom" will miss it because by the time they realize bottom has occured the market will be quickly rising.
