Whenever I ask a stager that question I get the funniest look...

"What do you mean what kind of customer?... A paying one of course!"

We'll that goes without saying. We all want customers who;

1. Don't argue about the price

2. Pay the deposit on time and have the remainder waiting for us on staging day

3. Their check or credit card goes through on the first try and if they have to extend their contract they pay before the date its due.

But that is not what I am talking about.  What kind of customer are you looking for...If you don't look for a certain kind of customer you are bound to be spending time and money on the wrong ones.

But how do you get those customers you want and make sure you don't waste time on ones that you don't?

I used a technique that worked well for me during my single years when I was deciding on a mate. I made a list of what the perfect guy for me was...intelligent, creative, funny, sexy, handsome and interesting. My husband Graham fit the list so well I figured this method might work for me in other ways. So I use the same method with my client criteria; I make a list.

What kind of Realtor customer do I want? Honest, professional, reliable, loyal, timely, respectful, a good partner, credible, ethical and FUN! That's my ideal Realtor client.

What kind of Homeowner customer do I want? Honest, sincere, reliable, true to their word, communicative, respectful, appreciative and FUN! That's my ideal homeowner client.

Are you attracting a different kind of customer? Maybe you have different criteria. Whatever is the case, make sure you have a list and search out the kind of customers you really want. Don't waste your time on the ones that don't fit your list.  They usually soak up all your time and cost you money.  We all like to associate people that have the same standards and ethics as we do. It should be no different with our clients. Target Market - but make sure you know what target you are looking for.

Thanks for the reminder Kym!  Write it down, make it happen.  Those are words to live by.  I am in the process of writing down my perfect client list.  I have a Realtor that I work with right now that doesn't fit all the criteria and am trying to figure out what to do about it.............

Hi Kym,

My expierence has usually been what energy I project ( enthusiastic, high energy, optimistic, creative, happy & fun) is usually what I get back. This doesn't happen all the time, but so far it's been working for me.

O Kym, how funny I did the same thing, even slept with my list under my pillow (used a little feng shui also) and he sat next to me on an airplane a month later, we were maried last year. I've visualized the clientele I'd like, but now I'm making a list! Thanks for the reminder:]

Yes Kym it works every time! I finally attracted Mr. right guy & going on a date tomorrow night. He is fun, energetic, talkative (more than me!) cute etc.  Also my clients are all warm, friendly & positive.  Of course my stager is creative, loads of fun and always thinking ahead of the game! LOL

Kym, truth be told, I have been thinking about this blog all week.  I remember going through this exercise when I was dating.  I realize that I have been targeting the successful, lots of volume realtors.  When I struggle to get them to pay me, I re-focus.  After this week, and boy, what a week I've had, (omg it's ONLY TUESDAY!), I am more than happy to "release" the non-payers, those that don't appreciate me, my work, my time.  I so enjoy that you give us a different angle so that we can focus on bringing in the great folks to work with and all the money.  Show me the money!  See you Thursday.

Nancy - I hear you loud and clear. When I first started my business I attracted the "oh so wrong" Realtor. She not only wanted me on her team she seem to want to move in with my family! She drove me crazy! Demanding is putting it kindly and she was the cheapest client I ever had. The day I said no more was a great day! She now works with another stager and she drives her straight up a tree, but I am so happy its not me! Can't wait to see you and the 100 other stagers who are coming to the Expo! It's going to be great. Kym
