Inventory is still low in Manahttan Beach compared to last year. Currently there are 93 homes for sale.  Well priced homes are selling within a week. Buyers are being choosy and if a home is not in good condition or is overpriced then buyers will continue to pass. 


Here is how they break out based on price:

$0-$1,000,000 ( 7 properties for sale )
$1,000,000-$2,000,000 ( 36 properties for sale )
$2,000,000-$3,000,000 ( 35 properties for sale )
$3,000,000-$4,000,000 (13 properties for sale )
$4,000,000 or more (2 properties for sale )

Sand Section ( Area 42) 19 homes
Tree Section (Area 43) 31 homes
Hill Section ( Area 44) 12 homes
Manhattan Village (Area 45) 1 home
Manhattan Heights (Area 46) 8 homes

You post so many neighborhoods that look so inviting! The prices to a Texan though are so staggering. Are these areas higher priced areas or common to the cost of living there?

Danny- Manhattan Beach is one of the higher priced cities in CA but anything within 4 miles of  the beach is very expensive.  Redondo is considered the affordable beach city and the median price to a townhome is m $720,000 - $750,000.  It is slightly higher for single family homes... The median priced home in Los Angeles County.. which is a huge area and takes in a lot of places that are far from the beach is $528,000.. so yes everything is expensive and the cost of living is high.. Gas is the highest in the nation at $3.00 per gal for regular.   It 's not that expensive in Hawaii which was traditionally the highest priced gas market in the nation..  But it's really pretty here and the weather is spectacular...

LA beaches have become more expensive than San Diego this year.  Townhomes within 2 miles of the beach are going for $400K- $1MM in SD county

Brian- We have definitely upped the ante..townhomes by the beach in MB are a very hot market at the moment.. CAR numbers show prices up 30% from same time last year for February closed sales...

I was just doing a search of Manhattan Beach homes for sale and this came up and it was definitely interesting reading.  What a difference a couple of years make although prices remain relatively high.  Always interesting to look back.

Isn't it interesting... Hey I remember when I thought we wouldn't see more then a 15% decline... and then came 2008...
