MARKET TREND ANALYSIS:
The June numbers came in higher than the rest of 2008, and in-line with the overall market trend for 2007 for the first half of the year, although there were some negative factors. First of all, inventory grew in comparison to 2008, June of 2007 and the first half averages of 2007. The most significant numbers was the average days on market, which showed a notable increase.
CONCLUSION:
The rise in average home price and average sales price for the month of June is a positive sign, and it bears watching to see if this upward trend will continue when you factor in the rising inventory.
Home sellers must take into account that the inventory numbers are not in their favor. In the first half of the year, there were 390 new listings and only 126 closings. By way of comparison, the first half of 2007 had only 306 new listings and 159 closings. Homes are selling, but only the ones that are pricing for the current market conditions. As the inventory rises, homeowners will have even more competition for the buyers looking in the area.
Homebuyers looking to move into the area are in a good position to find a home that fits their needs at a price that they can afford. This is one of the areas that first-time homebuyers gravitate towards, and it is understandable why they do. While the June prices rose, there are still opportunities for homebuyers looking in the area. However, it is important to note that the mortgage industry is going through some drastic changes, and the loans that are available today might not be available tomorrow, especially at these historically low levels.

Interesting. We have several Levitt built communities in my area, primarily Bowie, MD. Homes for sale in that community are priced about the same as those you're showing.
